Recommend a solicitor for purchasing of a property

Good Evening forum,

 We are about to purchase an apartment in Rojales and would like recommendations for English speaking solicitor to assist with the purchase, I'm sure this has probably been asked many many times but would really appreciate any recommendations and advice for first time buyers.

Am sure you will receive plenty of recommendations. For our purchase, we used:

I'm fairly sure they weren't the cheapest but the convenience of trusting them to have PoA so as to sort nearly everything out in our absence was helpful:

(i) NIE

(ii) Bank account (we had to attend - but the solicitor attended with us)

(iii) Direct debits for utilities as well as community fees

(iv) Liaision with estate agent/vendor

(v) Spanish will sorted

(vi) Attendance at notary

We couldn't fault their service - I'm sure I'll be able to find the invoice for their fees - but bear in mind it was maybe 5 or so years ago.

Thanks George55 for your reply,  we would pretty much be in the same scenario and would need POA as we cant fly at the moment,

I'd be interested to hear what you was charged, I've read on many websites to allow 12% of property price to cover expenses, obviously this would increase if you require POA. Would you say 12% is a realistic assumption?

I've been and pulled the detailed breakdown we were provided with and the overall costs worked out at 12.1% of the purchase price.

In our case, the purchase price was 165k Euros and the fees were 19.804k Euros. I think it's important to point out that most of those fees are govt imposed as opposed to solicitor related.

The numbers might not marry up perfectly because I'm going off an email I filed rather than the final invoice but the breakdown includes:

Notary Fees: 900 Euros

Land Registry Fees:700 Euros

Transfer Tax: 16,500 Euros

Supply Connections: 0 Euros

Solicitor Fees: 1,694 Euros

NIE Tax: 10 Euros

So specifically I think the actual solicitor fees which included a will were 1,694 Euros on a purchase price of 165k Euros. The rest of the fees I think were simply imposed fees by Govt (i.e.  taxes)

Buying now will likely incur additional fees as the UK is no longer in the EU and certainly in the Costa Blanca some of the areas require some additional documentation based on 1970s laws regarding military land but I do not know what that costs..

Thanks again George55,  you have been really helpful, and the breakdown really clarifies quite alot.

We are lucky that we are Irish and wont have the headache around Military land and other items that will be forced upon British buyers.

The solicitor you recommended has come back and are providing estimated quote for external fees, plus their fee.

Hi Mark,

Although your location is showing as Villamartin, I note that you're buying a property in Rojales, so I would recommend Silvia at SGM Abogados in Benijofar:

You should assume an amount to cover taxes and fees, calculated as 13% of your purchase price.  In the C.Valenciana region, ITP (property purchase tax) is 10%; a further 3% will cover your lawyer (abogado), notary, land registry fees and incidentals.
