Deposits for rental properties

Hi peeps  can anyone tell or advise me of the deposit which should be charged when renting a property please. My son has looked at 4 properties one he has desided to take when the asked a out the deposits he was told 2months deposit 1month Agency fees and 1months rent .

Ok he accepts 1month rents but 3000 fees is this normal especially now surely not legal or can they charge all this at once.

This is the usual way if you deal with agents. Furthermore you have poor not to say no chances to recover the deposit irrespective of the amount. Dealing directly with the owner, one month's rent is common use.

Thanks I know it's best to go through the owner but it not always possible to found out who the owner or how. Owners seem to put their properties through the agents seems less hassle for them

Yes that's the usual set up of deposits etc. Some landlords require you to have a Spanish bank account so they can set up direct debit payments for rent, electricity and water. Also sometimes your income has to be proven.

There has been a marked increase in squatters over the last few months so landlords and agencies are covering their backs.
