We have friends who have decided not to buy in Spain at the moment because of this article in El Pais. Do you have any thoughts?

It would appear that San Miguel is one of the areas that could be most affected along with others.

I think it will have some effect.

However the regulations only really affect the Southern Costa Blanca and Murcia area. The Northern Costa Blanca is unaffected as there are no military establishments around. 

But the publicity I'm sure will cause some to pause. Currently it's reckoned to be a 4 month wait but there is growing pressure on the Government to simplify it and speed it up.

I think the whole Brexit outcome will have a massive effect on Brits purchasing in the EU now, maybe the amount of Brits heading back to the UK gives a clue here.........!!

Actually that's a bit of a myth as there have been plenty of reports about a high number who rushed to get their residency before 31.12.20.

I'm usually quite bullish about all things Spain but as I've said I do think this regulation will have a small impact, but those who are determined to move over will accept it as part of the required administration to do so.

A much larger impact, by a very big distance, is the number of Brits who may have planned to relocate but now find that the financial impact of, or job uncertainty around Covid will make them decide to wait.

The only reason there was a rush to gain residency was the majority wouldn't or would struggle to qualify after Jan 21, the old Francp law really only effects certain areas of Spain its something that people need to be aware of, I would be more concered at the lack of Btits looking at purchasing in Spain now, I am still very friendly with 4 agents and pre July 20 the lack of brits heading out to view was alarming the main enquiries were coming from the scandanavians.

Hopefully this is just a blip but the way the Europeans are acting towards us I think it may become the norm.

Judging by the tone of many posts on the forums it does seem there are a large number of Brits who wanted to leave the EU but retain all of the benefits of being in it. And then blame the EU for the situation they find themselves in!

Just incase, I voted to stay, the days of "RULE BRITTANIA" are long gone unfortunately, people voted on immigration basis not what they needed to know, and what would happen when we left....!!!

We are an island and as so we need to connect to Europe by various meens, look at the mess its in trying to ship goods and drive through, I hope when the foreign lorry drivers come in border force removes all their food from the cabs thats not allowed as they did with the Brit lorry driver I find this all very petty and a stunt to make it difficult for Brits to transit.

So the border forces can't win; they are criticised if they do their job and criticised if they don't do their job!  The UK changed its status and that of their citizens, now the EU countries and their border forces are doing exactly as they should and enforcing the 'deal' Mr Johnson signed - that isn't being petty, it's abiding by the regulations.  I am quite sure the UK border force will also enforce rules, at least they will when they have sufficient staff to do so.  It is not the EU making things difficult, it is the EU abiding by the deal.  If you think the deal is a rubbish one, (and I don't think there is anyone here who would not agree with that), then don't blame the border guards for taking away sandwiches or the delivery companies for charging extra fees on purchases, but put the blame exactly where it belongs, in the hands of those who set up the whole fiasco and caused this mess.  Better still, join a pressure group trying to get the UK government to sort things out, there are a variety from which to choose to suit your views.

Absolutely right, this is what the UK voted for. We chose to give up rights and freedoms and to become a third nation that will need to abide by border restrictions like this. The thought that EU border staff should turn a blind eye to things that are not allowed under the rules, however petty they might seem to be, is ridiculous.  Those who were against leaving repeatedly pointed out the many many problems and disadvantages that Brexit would cause, but the UK voted that these were worthwhile for the benefits we get in return, although it is unclear what these are.
