...in hindsight we could happily live in a smaller property as so much time is spent out of doors, even in the winter and most socialising is done in bars and restaurants rather than at home.  Gas central heating is a huge plus as it is cold in winter although not UK standard and for a relatively short time but the longer you live here the more you become acclimatised and notice the drop in temperature over the winter months.  Happy house hunting.  Nothing is perfect anywhere you go but after 5 years we do not regret our move to Spain and in the current virus situation are so grateful we were here in lockdown rather than a cold and dismal Scotland (which by the way we do love, just not the weather).

Lol it is cold in Scotland!! It's always raining in Ireland!! Thank you for your advice, this is an amazing forum.  It is great to have advice from people who have moved to Spain and lived there for a while and know the things they could have done differently etc.  As I replied to Rosemary, if we don't find a property that feels right to begin with, we might rent and travel around for a year and see if that helps us to fully realise what kind of property and area we want to live in long term.

Hi.  We have just returned from a viewing trip (and have bought!).  However, the reality was that the houses we absolutely loved before the visit (seen on the internet) were not as we expected when seeing them in person.  In fact, the property we bought we discounted before the visit but we fell in love with when encouraged to view by the estate agent.  Nothing quite like seeing them for real.  Good luck.

We were the same. We arrived with a shortlist of 10 properties to see, the favourite wasn't to be. It was on a busy road so noisy, you had to walk along the street to get to the pool, every wall was cracked and it was too far out.

Others were really horrible although looked great in the pictures which only tell you part of the story.

Last on the list was something we loved but was out of budget. We had to push the budget but it was worth it.

The people who buy without seeing it in the flesh are braver than me.

I like the idea of a shortlist of 10 before you go as it isn't great to feel under pressure to find something.  the property I really wanted was sold a few days ago, but it has made us relax and look at more options and other kinds of property that might suit our needs.

Thanks again. You are right and I will continue to plan and dream. We are more determined than ever to be living in Spain and hopefully in San Miguel de Salinas and it will happen at some point.  I am so grateful for all the lovely messages and the great advice I have received since my original post. I have to totally agree with this post from RayD.Brit  on Brit is thecorrect expression. There are so many builders who were bus drivers in the UK. No disrespect to bus drivers. I had personal experience of a so called Estate Agent stating she had been in business for 15 years in Spain when in actual fact she had not even been in Spain for two years and was previously on facebook advertising teeth whitening!!!. Her partner was the odd job man of all odd job men paying no tax, no social care and actually bragged that if she did not know about a question asked by prospective buyers she "blagged" the answer. Blagged in my book is to lie. 

As has been stated comprehensively by posters, the approach is softly softly. Take your time, without doubt find your own solicitor who can take care of all the NIE  Bank A/C utilities etc for you. Do not use the solicitor of the agent.

I see that your other half wants to be on a Community. That is fine, but if you see the home you want, ask the neighbours what is the President like and how well does he or she perform. Many Presidents are something akin to Dictators so ask those questions as well. Visit the property day and night . walk around, are there dogs continually barking, are there too many properties for the communal pool, are there noisy bars nearby belting out karaoke. There are so many more influencers that you should consider. 

San Miguel is a fabulously friendly place and I am sure that possibly Spanish may have been one of your leaving certs? If you have some Spanish try to increase it. Being able to speak the language opens up so many avenues and will enrich your life style even further. San Miguel has basically everything you may need. Health centre that is like a small hospital, dentists,and more than enough bars and restaurants that anyone could need as well as feeling a very safe place to live.

You will find the dream place that's for sure, just don't rush.
