Hi all

I'm so pleased to have found this forum.  My husband and I are in our late 40's down sizing in the UK and considering buying a new villa on the vistabella golf resort splitting our time 50/50 between Spain and the UK.  We are both very nervous about buying in Spain but we are hoping it's unfounded.  We're hoping to be part of a new community and the local area, has anyone got any tips or advice on this way if living, are there any pitfalls? Are there plenty of groups I could join while hubby is on the golf course.

Thanks for replying Pete, that's really helpful.  If brexit didn't exist we wouldn't be quite so nervous, maybe a watch and wait approach is best albeit reluctantly 😕

Hi Jane

The most important advice I was given was to always get a mortgage on whatever property you decide to buy.

The bank will never lend money on any property that's dodgy. They will do thorough checks before lending a cent. Even if its for a small mortgage. 

Concerning Brexit I personally would carry on and buy. I bought last year and will wait and see what happens. Noone can say what is or isn't going to happen. People can only give what they think might happen. Just their own personal opinions. 

So do what you thinks best for you both.

Hi Jane,

Here's a little information about the area and the properties that might help you decide, I'll be quiet about Brexit because that really is an unknown entity, apart from the fact that on the Spanish side, (going by what I see and hear on Spanish media) there is no interest in causing any problems.

If you have a car, the location is top. In under 15 minutes you can reach Los Balcones,San Miguel, Ciudad Quesada, Benijófar, Rojales, Los Montesinos and the beach in Moncayo. The motorway is also under 10 minutes from the development and Torrevieja is less than 20 minutes.

Vista Bella used to be called Entre Naranjos and came to life about 15 years ago, but due to the recesssion the developer ended up in financial difficulties and the bank foreclosed. I imagine it would be around 5 years ago now that a Spanish Developer bought the plot etc., from the bank and started to build. They own the whole of the area and will be constructing villas, semis and maisonettes. Originally the Golf Course was 9 hole but was increased to the full 18 and the developer is also going to be building a new club house. On site at present you have a small supermarket, chemist and a few bars and restaurants all of which are open all year. There is a mixture of full time and part time residents and due to the fact that the original houses have been there for more than a decade there is an established community.

To put your mind at rest, I do business with Vista Bella and I know all licences etc., are in place and they also offer Bank Guarantees on interim payments and this is something they couldn't do if anything was amiss. On the downside, if you decide to wait until after Brexit you will probably end up paying around 10-15% more on the nett price of the property. The reason for this is that many of the people buying there at the moment are Belgian, Dutch and French and they are obviously not effected by Brexit and each time a new Phase is released the price goes up.

You could do a lot worse than buying on Entre naranjos (which is the correct name). Vistabella is the name of the golf course. There was talk of the urb being renamed in the future to Vistabella but this is not the case as today stands.

It is a very well kept urbanisation in comparison to others i have seen in the area and has a mixture of nationalities with British being the most prominent and having the greater number of full time residents. It has several bars and restaurants and is only a few minutes drive from the motorway (AP7) and neighbouring towns of San Miguel and Los montesinos. You will need a car to get about as there is no bus service, although word on the street is that this is something that is being looked at for the future. There are many plans for the urb in the future including a new club house, possible extension of supermarket and more commercial units being built in addition to a doctors surgery etc. When these will be built who knows but they have been mentioned. 

I think there are a few groups present but i would suggest joining one of the facebook groups such as this:https://www.facebook.com/groups/198738406898063/   for more information.

The people are mostly friendly with a few gossipers and jobsworths but this is the same regardless of where you live.

If you like walking there are some trails close by that lead to some very picturesque scenery. As i mentioned before, a car is a must until better services are established.

The supermarket is ok for basic items but they charge more than other supermarkets in the area. As the urb grows, i am sure an upgrade will be on the cards.

The urb in terms of new builds is being carried out on a in demand like basis so they are not over building then struggling to sell leaving many empty run down properties. The value of property and the asking prices continue to rise as the urb develops making it an attractive choice to invest.

One of the best urbanisations around in my opinion but you do need transport in order to get about.

Thank you for posting, really reassuring as we've decided to put down a small deposit to hold the plot we want.  We're going back in November to meet our solicitor and go through details. I'm as sure as I can be it's the right area for us. Thanks again x
