If you have 10000 Sq meters of land , do you need planning permission to build a house with pool ? Thanks

Yes. Simply put, you need permission for most things!!!

There are lots of elements to building and I recommend you engage with a lawyer before you even make any purchase, soooo many horror stories and its worth doing all the research you can.

The first thing you need to do is check with your town hall to see if the land is classed as buildable. If it's just classed as rustic then you have a problem.

We had a house built in Sax and it took about 11 months to get everything passed by the town hall!

You even need a separate licence for your fence!

@Movingon - I agree with the sentiment but you also have to appreciate that there are a lot of charlatans out there, including agents (whilst noting not all agents are at the same poor level) these types of people will have unassuming folk signing over their life if they can get the transaction out of them. 

So, I agree, how could you think you wouldnt need permission, however, many people are taken in by these so called people in the know. 

A good friend once told me that just because the agent speaks English, it doesnt mean they are your friend or have your best interests at heart!

I think I made contact some time ago, mentioning the locals, together with discreet inquires & mostly important (as above ) work through the local authorities in the town hall who we know the planning officer can offer you advice suitable on your plans (first before anything else). And I agree with you but the reason these people thrive is in no small part due to ignorance and gullibility on the part of their (willing) victims but credit where due, the OP did actually ask the question even though it was patently rhetorical!

Also some (and I don't necessarily mean the OP) would be better served if they divested themselves of the 'I'm British so the laws do not apply to me' mindset which is still widely prevalent even today.

I'm reminded of the W.C. Fields quote "you cannot cheat an honest man" .

Agree, but mostly importantly for anyone buying some land as in (the above posters above have made it clear), together with a PM on private conversation. Before any decision........ Can one do with it, with what you do. As we (I think) is the most important. The town hall will advise, & the buyer takes on legally. That´s the first advice, and the rest follows on in order with local knowledge.
