Cesspits/Soakaways

Can anyone update me on the legalities of cesspits and or soakaways please.

We are looking to buy a villa in Sax that has 2.

I'm assuming you cannot get a habitation certificate if it is not legal.

We don't know at this moment where they are situated at the house we are looking at so don't know anymore.

The seller is supposed to provide the habitacion certificate for the buyer. If they haven't got one, then run away and buy a place in Sax that does.

Hi. Welcome to Sax. Have a look on "septic-tanks" & their updated requirements & regulations ( up-dated). My Campo house had a dug pit circa 1979 & on a mountain ( never-emptied!) & water flow (away) never a problem. Again, check on the new regs. I sold in 2019, so much now updated. V

We are in a rural area within a small group of houses, built with what was at the time state of the art septic tanks, we are talking about roughly twenty years ago.

Because of all kinds of difficulties with which I shall not bore you atm, the habitación certificate, which is legally supposed to be renewed every ten years, has been refused renewal for the entire small group of properties. This will be acceptable for renewal if we all install some very costly new aeration system to the tanks to comply with current regulations. There are no problems with these tanks, no one has ever experienced difficulties with their operation. This is all to do with the move, on the part of the Valencian govt to regularise their vast numbers of illegal buildings, some dating back many many years.
