Hi my wife , 3 young children and I will be viewing some houses this month, most of the ones that I’m interested in are in sax, we have decided to sell up in the uk and have a fresh start in the sun. I’m a builder and have a building company in England which will still bring in an income and I’d like to also do the same over in Spain . Is sax a good location for a young family ? I’ve been told there is good schools around, is it safe ? Many burglaries etc? Also any problems with land grabs or things I need to look out for buying ? Is there many kids around the area? Are  insects or creepy crawlers and problem there ? Cockroaches? Any information would be massively appreciated. Thank you in advance.

Hi Ben. (& others I hope will give you pointers)

To keep this short:

I have lived in Sax both country & town for two decades. There are many Spanish builders, my Spanish friend´s son´s included. I am sure that others on the forum will point out the “pit-falls” of starting up a business in that sort of trade. Resident & taxation advice.(see other posts on this site, “See Jim´s Guides)

Regards young children. Yes a good young family in this area with good schools & integrate in Spain easier than the adults. As regards “safe”…...yes, burglaries exist all over (no more so here). Problems re: “land-grab”…...no, if you appoint your independent legal abogado/a. Creep-crawlies, yes. Cockroaches, very few. Hi Ben & family

Please be aware that most estate agents and their lawyers are not to be trusted! Travel around and suss out the properties available before committing.  Always use an independent lawyer (abogado).     Beware property on a flood plain (not obvious in the summer)!   

Low lying properties on flood plains ares usually inundated with mozzies in the summer and you might need waders in the winter....

There are jumping spiders, harmless, and some snakes but no more that when we lived in Cheltenham.

Hi many thanks for the info , I’m using dream homes Alicante who is an English expat they seem to have good reviews, has anyone used them before ? They have put me forward with a lawyer who seems good but I guess I’ll also look for my own. Oh jumping spiders sound horrendous 😂 my one fear ! I will be viewing in 2 weeks so I would hope that will show me signs of floods if any.

Hi Ben

Do not fear the jumping spiders!  They are tiny but surprising!   Heed my advice on abogados.... never the agents!   My house is with Dream Homes, I think, but not sure, its been on the market for some time but I had to take it off because of my wife´s cancer ops..  

I suggest that you look slightly inland with some elevation to avoid floods.

My experience with a 7 and 5 year old child, coming to the UK and only speaking German, within 6 months you would not know that they were not English!

One piece of advice - choose your own lawyer, not the one suggested by the estate agent.  You need a solicitor with no conflict of interest.  

Best option is to use someone fairly local to where you are buying as they will be aware of local issues that others may not.  Find several to contact, make a list of 5 or 6 simple questions and email them all the same questions.  Some wont bother replying but out of those that do you can then decide which to speak to on the phone and finally which one you are comfortable with employing.

I can strongly recommend Steve from Fabfincas. He is based in Sax and has been an established agent for over 12 years. My friends bought through him and he was fantastic. We used several estate agents in the sax area and were happy with all of them. The mist friendly and professional ones were FabFincas run by Steve and Claire. Both were so helpful in finding outer forvever home and since we moved, they have helped us out with countless tips and advice. We are able to ring them anytime and they are really great. 
we chose a lawyer that was based in Villena about 10 miles from sax, who was wonderful. He speaks great English. He seems to know all the right people and his secretary also speaks great English. Carlos Cantos if you are interested. Office right beside Villena town hall. 

We haven’t seen any evidence of crime here. The streets are clean. The youths are friendly and polite. The Spanish are kind and friendly people. It’s a fantastic experience after the UK.

INSECTS . ? Hah ! Yes.but advise you to keep everywhere clean, throw out rubbish daily to the big green bins. Not been a problem for us yet lol

Hope you enjoy. Sax is a lovely place but...it’s up in the mountains...cold in the winter...but HOT in the summer. Some great English ex pats here all willing to offer advice, share experience...and make good friends

We’ve recently moved to Sax from the UK, and looked at properties through several good Estate Agents. It’s worth going with a few different ones to look at properties, or it could limit your search.... Fab Fincas run by British couple, Steve & Claire, who have lived here for over 12 years, found us our beautiful new home, and were so helpful (and still are). So far, we have found Sax is a great place to live. Only  approx. 30 mins from Alicante Airport and beaches. It has beautiful scenery, friendly people, nice shops, bars, restaurants and the local main Hospital is only 10 mins drive to Elda. Good luck finding your new home!
