Hi all

Another post on here prompted me to ask this.

We are not resident but have property here.

We have NIE numbers (and the 3 month certificates). I read somewhere that after getting an NIE number we should register as either resident or non-resident but were told there was no need so havent done anything.

We pay suma on the house but as far as I know are not registered locally? Should we be?

It would be illegal to register on the padrón if you're not resident.

If you have a Spanish non-resident bank account, then the bank will have obtained the certificate of non-residency for you, and will redo this every two years (and charge you for doing so).

Said certificate of non-residence can be obtained in person or online from Hacienda FOR NOTHING.

I've never seen any evidence of that. You can get a certificate of fiscal residency, but I've never seen the option to obtain a certificate of non-residency.

Please provide the link.

Download and fill in form 01 here https://www.agenciatributaria.es/static_files/AEAT/Contenidos_Comunes/La_Agencia_Tributaria/Modelos_y_formularios/Declaraciones/Modelos_01_al_99/01/mod01_es_ES.pdf

and hand in or send by mail to your nearest "Agencia Tributaria" branch. Depending on where and when get your certificate to take with you or receive it by mail a few days later.

That PDF became redundant a couple of years ago, when they changed the online method to require electronic ID.

Depending on where you are, procedures might be different. Where I live (Murcia), an electronic ID (certificado digital) is not required and you can solve any problem by showing up personally. However, "gestorias", bankers,  property agents, lawyers and the like will tell you about so many inconvenients on almost everything for their own benefit, naturally. Your alleged redundancy of form 01 is new to me. Have a nice weekend.

A partir de mayo de 2016 se elimina el modelo 01 en PDF, de solicitud de certificaciones tributarias, para presentarlo en la Administración.

I agree that one can do everything by showing up personally, but many different things can now be done from the comfort of your own home if you have an electronic certificate. The few minutes it takes to do the one attendance to get your electronic certificate can save an awful lot of time in the future.
