Hi all

This is Tim and Sarah, new to the forum! 

We're in the process of buying an apartment in Torremendo and we're getting used to the Spanish administration! The property is bank owned so I'm trusting that that fact is adding layers of paperwork. Any advice, guidance and recommendations for a good Solicitor would be welcome! I think we're in for a bumpy ride!!!!

Hello Tim and Sarah and welcome to the forum.
I don´t know about buying repossessed properties but Kimmy11 posted recently about Complimentary tax. This is a tax payable, often some months after completion, when it is considered that a property was purchased at below market price and you have to pay the difference in tax for what it is actually considered as being worth. I´m useless at providing the links so perhaps someone else can help out here as I imagine this may be relevant here.

I can recommend a fantastic lawyer who did our purchase, she is english speaking, young, very well clued up and cheap (for cash) has her own company in torreveijja. Pm me if you would like more info

Hello there if you go to the playa flamenca forum on this site there is a terrific member called Jim whom has put a brilliant guide called “Jim’s guide “about everything you need to know about moving here honestly his wisdom is remarkable ... He helped us so much and  I am sure he will try and answer any questions you have ....Abaco in Torrevieja is a terrific company ( we used them ) whom deal with lots of legal issues hopefully you can get it all done under the one roof .. we are here 2 years approx now and we love it

I always feel that the laws in Spain can change in a day .... we had friends buy a repo and even although they had the email saying nothing was owed on the property they got a bill after purchase saying there was .... the other thing they came up against was the water would have to be turned off ( charge incurred ) for something to get done turns out they didn’t and had to pay to get it put on again ....

ABACO, are by no means the best to use. Their fees are astronomical and are reactive when it comes to dealing with a problem that a good abogado would have seen proactively in advance.

Hi all, thought I'd give an update. 

NIE done, even though turning up at the Consulate in London three days before the Spanish election did increase the queue 10 fold....so an appointment was pointless. 

Bank Account done, although we need to go into the branch when we come out in early July to sign even more forms! 

As it's a Bank owned property dealing with the Estate Agents trying to satisfy all the rules is a little frustrating. 

We've had to deposit €1500 with the bank to give them the luxury of taking up to 30 days before deciding to accept our offer! 

I could do with a recommendation for a Solicitor, do I need a survey? 

Are there any forum members living or know the El Mirador apartments on Calle Lago? 

More as it happens!!

Use Carmen from Blau solicitors, her company, young, very clued up, high powered, honest and cheap, we’ve used her for everything, power of attorney, wills etc......Tel  +34 609 31 84 55.   Mention Steve and cheryl Turner, she will look after you. 👍
