Hi all,

I have a property in Torreviega, in which I intend to spend more time in from this year. I have discovered that I have a space under the house that is approximately 7x5x2 meters high and I am wondering has anyone experience of renovating a similar space, and if so are the planning laws slow in Spain. I have been told to renovate the space and not to concern myself with planning laws. I am not inclined to go down this route. Would appreciate any advice regarding same.

Hi Tom

Whatever your told do not go the non legal way.

You will be seriously in trouble with the local town hall and fined heavily, then when and if you ever want to sell, it will cost you a fortune in taxes that will be owed for increased area of accommodation not declared. The local town hall also send scouts out to view properties in random streets on a regular basis, then check if the property has had consent to do the work, there’s also the risk of the odd vocal neighbour.

If your going to have the work done seek legal advice before you start, it will save you money in the long run although may take a little longer to start off with.

We did a little research about doing an under build, and I would say stop! 

Get advice from the people who know... lady near us thought she did it the correct way.. but Spanish workers get away with saying they didnt understand you so be careful. She spent €15.000 then more than that to put it all back again, the builder a supposed reputable Spanish builder, is still on the run last I heard.

The above advice is good, then some.

The community AGM is on next month so for starters I have asked for an amendment to the agenda

to ask for "community permission" to go to the next stage.

Hi for information the height needs to be 2.5 for it to be legal.  also if you want living space and not storage it will depend on what your deeds say.
