Please can anyone help. We have aplace in calle los lirios in the little pull ins off the road and are worried sick about the floods. We were there in March and the person who has our spare key has gone away... how bad was ot there please??? We are in the cul de sac bit about halfway along the road.. theres a bit in the middle with trees n plants etc like a roundabout. Im sick with worry as we have only NOW seen the pics on Instagram! Thanks anyone- also will our insurance cover floods? The Bar Santana is not far behind our house and that was a wash out. Thank you... that little place was my dream x

Hello, I'm hoping someone from your immediate neighborhood will reply and are able to put your mind at rest but this area is prone to flash flooding and it will very much depend on where the path of least resistance lay for the water to escape to the lake. There was also flash flooding in September and November 2018 so if your property escaped flooding then, the chances are it will be ok this time.
As for insurance, you need to read your policy documents. In the UK, in areas prone to flooding, insurers will usually impose large excesses and most application processes will ask if the property is in an area prone to flooding. With holiday home insurances, this will be more crucial because if nobody is there to help contain losses, further damage could result. I've just read through sample wording from an Intasure policy and it states that no cover is in place if the property is left unoccupied for more than 60 consecutive days.
There are many key holding service companies in the area, not just for holiday let changeovers, and you may want to consider employing one in the future as they can check your property on a regular basis and be on hand to arrange remedial works such as pumping out or even just opening up the property to dry out as the flooding rarely lasts long.
I'll be keeping my fingers crossed for you but it may be worth a quick trip over to check things out and to arrange key holding.

My Holiday home is in Toretta Florida and apparently the water was 5-6inches deep and rushing down the streets - I dashed over for a wknd just to check everything was ok and neighbours said despite the heavy rainfall it had all dried up the next day!
