Confused house price

We have recently put a deposit on a property and have received documents via email regarding the price both party’s have agreed on, but we are confused as this is not the amount we offered,it actually states it as 6,000 euros less! Not sure if anyone has any answers to why this might be

If you paid said "deposit" to an agent, this money is gone forever. Hard to comment the rest without knowing details.

Hi,we paid the deposit to our solicitor in Spain,we have paperwork that states the purchase price,purchase tax,and all fees,notary,admin,land reg,NIE numbers,etc.But we have since had this email stating the Purchase price as 6,000 euros cheaper.Like I said we are a bit confused!!

Speak to your solicitor, it's what you are paying for. It may be a tax dodge, it may be for the furniture (another tax dodge) or it may be a little extra for the estate agent, anything is possible!

I am with RayD on this, it looks like a Tax dodge by the inmobiliario and the abogado which if not sorted before completion could leave you open to a demand for what is commonly known as Complimentary Tax a couple of years down the line, something that has been covered on the Forum in the past.

Thank you all,we are so confused,Purchase tax is 10per cent.we have emailed solicitor but doubt if we will hear back until Monday.Theres no way we want to be hit with a big bill in a couple of years time.The furniture is supposedly in with the price too!who are Inmobiliario/Avogadro?

That is what they might be playing on, at the Notary you are confused by the procedure as it is carried out in Spanish, it is essential you have an independent translator present to ensure that you fully understand what is happening. Hopefully you can get this sorted and our warnings are not applicable to the situation.

Sue, the Inmobiliario is the estate agent, the Abogado is the lawyer (solicitor is not quite an accurate translation) and the Notario is a specialised lawyer who deals with fiscal matters and in front of whom your house purchase will be completed. The Notary Public would be the equivalent in UK, but we are not as familiar with them as in general most people would not really have dealings with them. It is essential that you have a translator with you at the meeting with the Notario, unless of course, your Abogado speaks English; everything will be discussed and the ‘escritura’ (deeds) will be gone through in detail so you must understand what is going on.
