If you are buying your property in 2019 you will not be liable to pay Non Resident Tax until December 2020 as you pay then for the previous year and you will then be liable from the date of your purchase in 2019 until 31/12/2019. The Tax is based on a percentage of the Castral Value of your property, you will find the figure in the Habitation Certificate that forms part of the Deeds you should receive as part of the purchase process.

In the first year as we weren't confident we used an English based company called Spanish Tax Forms Ltd, you send them your details and they email back the completed forms that you print and take to the Bank to pay, they are very helpful and only charge around 35€, much less than your Solicitor would charge, Google their website, now we know what we need to do we can do it ourselves to cover up to the date we obtained Residencia.

Hello Carol, we use Smart Currency to transfer GBP to Euros from our UK bank to our Spanish bank account and everything has gone well every time. We didn´t use them to actually pay the purchase price direct. We also used them to transfer 1,000 GBP every month for our Residency application. I can´t comment on their rates as they change all the time.

You can have your non-resident tax done and paid for €20:

I suggest you also look at Transferwise for currency transfers. There are a lot of providers but I've always been happy with Transferwise's rates.

If you're paying the money into your bank here initially, rather than direct to the purchaser, check the maximum they will accept without charging a fee. €50K is the norm.

Hello, I have been using Smart Currency now for over 4 years - both for the purchase of my property and ongoing regular transfers and cant fault the service at all. Always helpful and friendly so would recommend them.

Yes we did and still use them to transfer cash to our Spanish account. We bought our villa 6 months ago. We find them very efficient and once you are set up with an account it only takes a phone call which is then backed by by email.
