Buying a property while I’m in the UK

Hi, has anyone gone through the buying process after leaving a deposit for the property from the UK by power of attorney to the agents solicitor, how safe is this, and did you have any hiccups . And how long did it take, thank you for any advice .

We done this through power of attorney very easy everything done for us we were told completion could be done in 3 months however we chose a completion date allowing 4 months, the process was less stressful than purchasing a property in the UK. However it is still stressful and I did keep in regular contact by email.

I would not use the agents lawyer, I would get a lawyer of your own, they will then work on your behalf.

I paid my deposit from the UK and my lawyers in Spain did the rest with Power of Attorney. Everything from NIE to bank and direct debits were all in place when I arrived in Spain,

Thank you Jan06, had the power of attorney form sent yesterday and for the life of me couldn’t really understand all the legal jargon, I’m probably being to sceptical, or a total scaredy-cats lol.glad it all worked out for you 👍

We bought our apartment in February from Sunworld and sorted out power of attorney with the in house representative on the same day we paid the deposit. She personally took us to sort out NIE and has dealt with everything on our behalf since, with great communications on all aspects of the sale. We completed in 7 weeks on the 28th March. There were issues that concerned us regarding what happened when we got to the property but she reassured us that 'that was why you have me'. So with Dawn's help we collect the keys when we come over in a weeks time. All in all she's made the process relatively stress free, highly recommend!

Hi there

We bought while in the U.K. and used the power of attorney 

We had no problems at all

It’s always worth checking out your solicitor though

 Never ever use the agents solicitors as they are not at all impartial, of course the agent will tell you everything is ok. Friends of ours used an agents solicitor and it turned out they had done a runner with the property tax fees and not transferred the title deeds, therefore they did not legally own the property and had to pay the property tax again, a €20k lesson learned!

We bought last Novemebr on a trip over and used the solicitor (Sheila Garcia) recommended by the agents- we checked reviews etc and to be honest , it was a pain free experience. We met with them , paid the deposit and P.O.A fee and left them to it. They done everything from NIE to arranging Wills etc. Returned 6 weeks later, signed the papers and picked up the keys.

Of course you'll be aprehensive as it's a big step and you'll think everything will go wrong, but just relax and keep in touch with them and ask them anyhting that you are unsure about. There is nothing they won'y have heard before.

Thanks Will, I know most of the buying fees ( I hope) but if you don’t mind me asking what did they charge for the power of attorney service, have bought in Turkey some years ago but didn’t have to have the power of attorney bit , thank you.

You do don’t have to use the agents solicitor to get power of attorney, I would strongly advise you to get your own solicitor, who will ask the right questions, also advise against paying a deposit without getting independent advice.
