Can anyone advise on the most trustworthy and reliable agents in Torrevieja area.

Coming over soon and would like a heads up.

The fees agents charge. What should they include. For instance do they tie in with solicitors and charge just one fee plus the iva.

Is it best to view with individual agents for different properties and arrange a 

solicitor separately.

Living now over 55 years permanently in Spain I may recommend you to to forget words like "trustworthy, loyal, serious, competent, punctual, reliable etc. There may be exceptions - I don't know even one. If I'm still here it's because I can get along without any of those people and the climate is well worthwhile staying. Be prepared, this is different, no "yes" or "no", instead "perhaps, maybe, possibly, probably, almost, not quite", or exact the contrary. Without Spanish you'll be always on the wrong side of the track, and pushed around like a rubber ball.The sunny side: in Benidorm they serve British bitter on tap, and there's also an Iceland store.

Hello Steve, the seller pays the agent´s fees, not you. Please don´t ever even contemplate using the solicitor in league, sorry, recommended, by the agent. The agent is there to sell the property. Look for an Abogado local to the area you wish to buy because rules change from one town to the next and the deposit will be paid to them, not the agent. Confirm with the agents that there is a current Habitacion Certificate or be prepared for extra stress if there isn´t one. Don´t expect to see a good EPC rating and if you intend being here in the winter you will need heating. Have a read about flooding in built-up areas along the coast, the latest being just a few weeks back. Be aware that there are hundreds and hundreds of properties for sale, new and re-sale. Many urbanisations will be a lot quieter in winter than summer, as are the roads and if you are relying on the N332, it gets jammed. Many urbanisations have rules so make sure you know what they are. There are more and more new-builds going up and I would be scared stiff to put any money down on an unfinished property on an unfinished urbanisation with so much uncertainty everywhere.
Try to pick up a Costa Blanca People (Tuesdays) and Euro Weekly (Thursdays) for local news and property. Many properties are on with multiple agencies so make sure you don´t waste your time viewing the same properties with different agents.
Have a great time but don´t fall for sales pitches, they sell dreams all day everyday.

If you want a well recommended Abagado/Solicitor take a look at 

www.abacoadvisers.com 

They are based in Torrevieja and their website has lots of helpful information.

We used them for buying our property and still keep them on for helping to pay our non- Resident Spanish taxes. They are always on hand by email to answer any questions.

Hi

In my opinion it’s best to stick to one Agent as they can source properties from other agents. They mostly collaborate with each other, so if you see one or they see one with an other agent the first one can get the keys.

Some great advice above already. You shouldn’t as a buyer pay estate agents anything but you will need good professional help during the process especially to carry out thorough searches on any property you decide on to ensure all planning etc is in order, to check on whether a mortgage is owed on the property and ensure that there are no bills you might be stuck with afterwards. 

We bought in summer having independently made a list first of 14 properties on the internet. It helped we’d being visiting the area for many years and only shortlisted properties that we could view where they were situated on the web. 

We too used Abaco Advisors but visited them first in the Spring for a long and free meeting where all options and what was required of us were discussed. They are not the cheapest but we have family who had already been dealing with them successfully for years. Their offices appear a one-stop shop for everything from taxes to buying a property. We saw mainly Spanish staff in their offices but all spoke good English. In any event anyway we dealt with a gentleman there who is from the UK called Liam Banks who was very good and patient.

We flew back out a few weeks later and through him did the necessary NIE work, met Notary etc all in one day.

We returned in the summer after a lot of homework on the PC we met with 6 agents in 3 days and viewed the 14 properties. We found it much better to use different agents because even though we had a strict idea of what type of property we liked, some agents tried to steer us to some of their other properties even though they did not fit our criteria at all. A couple of them also suggested we use their solicitors to speed things up a bit. 

Having your own transport and being independent is a good idea. 

The house we settled on had recently been renovated and extended and while planning had been granted Abaco picked up on a couple of things that needed sorting out. All was done and a contract put in place where money was retained by Abaco to cover bills that needed paying. 

We met some good estate agents during our 3 day visit and I’m sure there are also many more good solicitors and advisors around Torrevieja. The main thing is do not be afraid to ask plenty of questions and don’t be rushed into anything.

Seems to be a lot of brush tarring going on here.

In answer to a few points... Anywhere in the world people think that estate agents are a rip off....so wherever you came from before you came to Spain, you had that psychological approach anyway.

The agent is also there to protect the needs of the vendor, hence, paying the abogado will keep the property on the open market for anyone else to buy it until the purchase contract is signed (14 days normally) Therefore, wee Bill, who paid his money to the abogado, who got so excited about buying a property....has now lost his property to someone else. He'll still get his money back minus the abogados fees of course.

Use an agent with a client account,with an office,with a CIF number,with a landline (not a mobile) go to their offices,don't meet in a pub ( how do you know who they are)
