If you are planning on Holiday Lets the first thing would be to see if you can obtain a Tourist Licence for your property as it would be illegal to advertise it without one and both you and your tenants would be subject to heavy fines. See DaveBevs Guides.

I doubt you would get a licence for a 1 bedroom flat for 6 people.

From what I have been told you don’t need a tourist licence for mid term rentals but a legal contract , rentals can be ( and this needs checking by your solicitor ) can be from 60 days onwards, .

Correct, the Tourist Licence is not needed for Mid Term to Long Term Lets.

That's when you need the Tourist Licence as it's illegal to advertise or let your property without one otherwise you and those renting it could face seriously heavy fines, as I said in my earlier reply read DaveBev's series of Guides for more information.

After what period does a holiday letting become a mid or long term let? Is it 2 weeks, a month, 3 months etc??

This is what I have been trying to establish , one agent told me it’s around the 2 month mark while another said from 30 days . And it might vary in different regions , it is like pulling teeth trying to pinpoint the exact law on this .Never dreamed it would be so complicated .
