I AM LOOKING AT AN OLDER  RUSTIC PROPERTY BUT IT SAYS YOU NEED TO ISOLATE THE MOISTURE FROM THE WALLS. I DO NOT UNDERSTAND THIS PHRASE AND CAN ONLY THINK THE PROPERTY IS DAMP ALTHOUGH I CAN NOT  SEE THIS IN THE SPANISH CLIMATE.COULD. ANYONE OFFER ME SOME INSIGHT PLEASE AS I REALLY LIKE THE PLACE. THANKS MONICA.

Even modern properties suffer from rising damp so, unless the property is built on solid rock, then it's likely to suffer. 

Rising damp is usually easy enough to spot, from staining on the walls, render flaking off, efflorescence from mortar joints, etc.

Well said. Basically "osmosis" reaches until the barrier, which in Spain, often don't have them in many walls. Hence water  goes up. Villas

Where is this property and roughly how old is it? As others have said, damp is a problem here, often caused by single skin walls, no dpc or insulation and little in the way of heating, which you will most definitely need in the winter months and properties are difficult to keep warm. The warm daytime temperatures hold moisture then, when the sun goes down, cold external walls become damp, usually presenting as powdery lower walls

Hi Cheryl,

The older properties suffer with rising damp as there is no membrane in the floor and no damp course in the walls.

It's quite a big job to dig out the floors but many builders are use to doing this.

You also need to be careful buying country properties, ensure you use a good lawyer and that it's all legal.

I would advise that you get a builder to look at it before you buy and have an idea of the costs to repair any known issues with the property.  That way hopefully you will not have any nasty surprises after you have bought it.

the property is in formentera del segura, no idea as to age but a rustic property with open fires.many thanks.
