Problem tenants, advice needed

Hi all,
I have a bit of a problem with a house I have been gifted a few months ago, the house already had (spanish) tenants in it but under a non registered contract which wasn't issued by me.
I have allowe them to stay in for the past few months whilst awaiting to decide what to do with the place, which in the meantime (and before) hasn't been looked after at all, it's in a sorry state and will probably cost thousands to put back in acceptable state.
My solicitors say i can give notice to contract no problem as it's a change of ownership, old contract wasn't done by me and not registered so I seem to be on the right side of law... however.... tenants have done nothing but complain since I took over, they want bathroom and kitchen changed because they are in a pityful state due to their lack of care, I have photos taken prior to it be rented by previous owner who testify that conditions were excellent... now complaining about an ant invasion and asking me to intervene... in the meantime they stopped paying rent....clearly ants are not my problem or am I wrong?
Can anyone give me their opinion maybe based on past experience? A suggestion of a good solicitor to deal with this matter would also be welcome, my solicitors have given me advice but their practice doesn't deal with litigation... I can sense trouble ahead!
