Roof Solarium and Store room

We have been told by our lawyer who has been in contact with the Urbanismo Torrevieja that if we build a roof solarium with a building no more than 2mtrs x 2mtrs that we do not need an Architect to submit plans but obviously we still need the licences etc.

As the building I wish to build is bigger than the above, would it be possible to just get the Architect plans done for the bigger building and not the whole build eg. the solarium as well, hence cutting down the Architect cost. Any thoughts would be appreciated. Also does anyone know any reasonably priced Architects in Torrevieja?.

Can anyone tell me which licences we need is it,  the responsible declaration of work model 603D .or Minor work licence model 603, Major licence 602. How many actual licences do we need.??

I asked my question because there are allot of very knowledgable and helpful people on this forum.

I’m looking at building a small bar type structure on the side of my villa with a fixed roof to match existing. It will only be 3m long x 1.5m wide to accommodate a sink, fridge and of course a bar!

I was hoping to draw/sketch it myself identifying all the measurements and submit (never done so don’t know how yet) for approval for the licence etc.

I’m sure people on here will give the benefit of their vast experience.

Hi there, unfortunately because the building will be bigger than 2mts x 2 mts it has to be done by a registered Spanish Archit

Gosh I’m sorry I don’t know, as we are going up the way and I think there are more involved rules about going wider than your house footprint

Hi

How sure are you about this? I only ask because there are so many different views on here and one lawyer is not always correct in what they say. Some have a circle of people they use and want to pass on business for their little tickles. I’m not saying for one minute this is the case but I’m always cautious having been and still am in the construction industry for many years. Wheels within wheels 😉.

It’s a way of life and lawyers are just as bad as the rest!

I think your scenario it is a must if that is the case.

There maybe calculations involved and all sorts of building regulations.

Yes this can be very true. We asked our lawyer to get the info for us as we pay them yearly for services and any advice we need. We did try getting the info we need ourselves but this was hopeless as we haven’t got enough understanding or language to do this. The info was relayed to our lawyer, while she was actually talking to the technical department and she then informed us. Even then we found it confusing.

Thank you as I said earlier I don’t think we have to pay an architect for solarium and small building I believe these can be done like you said sketches and dimensions etc. but I’m wondering if an architect will just do the bigger building on its own? When applying for the licence it has to include all building work though.

Ok.....sorry misinterpreted your building work as thought it was larger than the existing footprint of the building.

We will both get there in the end.
