I am looking to convert my solarium to an extra room. It’s approx 14 metres squared. I will use existing walls and then glass. I will also use a pergola type roof. I know I need a major license. I want to do this legally. I am detached with no community. I won’t be obstructing anyones view. I was told I needed an architect drawing up plans. I got a guy recommended to give me an estimate of costs and to say I’m shocked would be an understatement. 2,800 euros. Could this be right?? He is only drawing up plans and going to the town hall for me to get the license. Thanks it????Any advice would be grateful.

AFAIK The licence is usually a percentage of the total estimated costs of the work. Have you had a quote for the actual work?.

There are building companies that do this work on a regular basis, it might be worthwhile getting a quote from them including the licence.

Do be aware that this work will increase your IBI costs as you are deemed to have created extra living space.
