The agents charge as much as they can get away with. If you deal with an agent, you have to negotiate.
Better still, let the agent find you the house you want, then do the deal direct with the seller and do away with the agent altogether.

ALEGRIA charge an extortion 7000 to sell your property AND FORGET YOU once they have the money.
The GOVERNMENT then takes 10%.
So for example if you buy for 160000 the 7000 to ALEGRIA & 16000 to the Government YOU SHELL OUT 23000 as EXTRA COSTS

Buying or selling property is an expensive business. I stand to be corrected, but these are the costs I think are involved:
Agent's fees, if you use one, paid by the seller.
Plusvalía, normally paid by the seller, but doesn't have to be - it's negotiable between both parties.
Transfer tax on a resale property, and stamp duty (Impuesto de Transmisiones Patrimoniales y Actos Jurídicos Documentados - ITP/AJD), based on the value declared in the escritura. ITP in Valencia is 10%. If it's a new property, then IVA is charged instead of transfer tax.
Notary’s Fees.
Land Registry fees.
Legal Fees.
Fees for cancellation of charges on the property such as a mortgage.
If the property has outstanding charges on it - council tax, utilities, community fees, etc, then these will be inherited by the buyer.
Make sure the contract sets out who pays what. If it omits to say who's paying e.g. Plus Valia, then this will be divided between both parties. Watch out for the phrase 'todos los gastos', which would mean the buyer paying all fees.
If you're a resident selling a property, you could get tax relief when you buy another property, but there are a some conditions to be met.
