Hello again everyone.

The more we look the more we’re getting frustrated, we are in contact with orangecasa but they don’t seem to have the property we are after at the moment.

We have seen the same bungalow with two or three different agents with a price difference of up to €5.000.

JMG properties seem to have a lot to offer, has anybody had any dealings with this Company ?.

Hi, I was going to use them as there prices seemed better then some of the agents , a bungalow come up just after I had put a deposit down on another one , and nearly went for that but because I hadn’t seen it myself it seemed a bit foolish. They were really helpfull then sending me a video of the place and I think they have a good reputation , the only thing that I can tell you is whoever you use make sure you get your own solicitor , not one that the agent  will try and get you to use. I done this and was a disaster , changed solicitor and she got everything sorted in a matter of days not months like the original one , lesson learnt and look at Idealista ( think that’s the right spelling ) the have a lot of bungalows and good prices, good luck with your search 👍

The only thing that I find worrying is how do we know the solicitor we choose is better than the one an agent picks for us. Silly question I know.

The one I was recommended to was.really good , the one that is attached to the agent will not do a very though job as they just want the sale, where a independent one will work just on your behalf and make sure it’s all legal etc, and a couple of other things , always make sure they get the habitation certificate , this shows it’s a legal build with no sanctions or dept attached to the property, and if it comes furnished make sure you get a full written inventory of what comes with the property .I have just bought in La Siesta and used Easylegals after getting rid of the one that done nothing apart from give me wrong advise 😢

Sorry for being overly cautious but is correct.

We view a property and agree a price, then the agent says let’s go to our Solicitor. At this point we say we have our own Solicitor. Then we go to the Solicitor tell him we have agreed a price on this property with this agent., at what point does money change hands to secure the property and pay the solicitors fees.

Lol, your welcome , good luck and be also carful of any bank reposiones , they can also be a nightmare, and one last thing, if you view a property that has had work done ask to see the licence for the alteration /added room/walls / etc  as there are lots of them around and they will tell you it’s fine but it’s not , you have to get a building licence from the town hall for nearly everything 🙄 okay I’ll stop now lol and yes defiantly a drink 😄👍

I would contact the solicitor first , explain that you are hoping to buy something and then she will tell you exactly what to do, most give the agents a 3000 Euro holding deposit so that it comes of the market , but I didn’t find out till after that you should actually give this to your solicitor to hold , because if they can’t get a habation certificate because something is wrong with the property and you pull out some have a struggle getting this back from a agent , I was in this position at one point .then once the deposit is paid you just wait till all the relevant paperwork is in then pay the rest 👍

Hi I didn’t mean to paint all the agents the same, I also know a couple where there lawyer is very good , I just meant to point out some of the pit falls that can happen and do. And this as I said is from my experience, and these are a few things I wished I knew about before I bought my holiday home, that’s all.I just think it’s better to be aware of these things in the long run, I didn’t mean to hurt anyone’s feelings.🙁

Re the furniture etc the one good thing our agent did - and it was for the buyer not us! - was take photos of the rooms to go with the inventory and then checked on the day we all went to the notary that these items were still in place.

Sounds overkill but a neighbour sold at the same time and openly bragged that he had taken out all the furniture that was there when the buyer first saw it, sold it and left a pile of cheap c--p (his words) that he picked up at charity shops. These are the type of people we all have to guard against and really, if that was what you were doing, would you really brag about it............
