How much Roughly per month

Hi again,

Still looking at buying in La Mata area 3 bed Townhouse or duplex ( not an apartment need some outdoor space for 6 persons )

How much would i expect to pay per month on gas,elec, IBI ,etc...

Just a rough guide 

as i cant move to live there for some time

I would say if you calculate about €1500 a year. You would have to average out the water and electric bill over the year as you will only be paying standing charges for the months you are not there.

But also take into account whether you want broadband/WiFi on permanently to allow for cameras/security system and whether you want to pay a security company etc.

A TV company will also charge a fee, whether always on or turn on-turn off for trips

If you buy on a complex you must also factor in community fees to cover maintenance/gardening/pool etc

They all add up.

The basics are:

Community charges - very low in Spain and include all maintenance and swimming pool etc.

IBI -(Rates)- calculated at approx  .5%  of rateable value. Depends on rate struck by Town Hall.

Non Resident Income Tax- 2% × 24%(for UK) of your rateable value

Insurance

Electricity - 

Water charges

After that it's up to yourself what add-ons you have.

You can have turn-on/off internet service for about €1 a day.

Buy a car - hire a car- car sharing whatever.

Hire a company to check on your home. In 25yrs in Spain we have't installed an alarm or anybody checking on our property. We just clean ourselves (I am a bit of a dragon on the cleaning routine) and lock up and leave.

Don't open a Spanish Bank A/c. No need for it. You can pay Dr Debits from any of the online  Banks without incurring the notorious Spanish Bank charges and lack of customer service.

If you purchase outside of a Community these charges will vary.

Not all community charges are "very low". Depends on facilities and there is a community near us with several swimming pools and a tennis court where they pay something like 2000 euro a year. Even ours, which just has pools, charge between 540 and 1500 a year depending on the size of the property which includes the outside area. Yes, some with limited facilities are cheap but get one which has lifts, pools, extensive gardens etc and they are on a par with UK council tax. Check with a neighbour on how much the cost is as agents rarely mention it. 

IBI is from 0.4% to 1.3% depending on municipality. Torrevieja is the lowest in the Costa Blanca so that is cheap there.

The rubbish collection tax. You pay that if you are here or not and that has been subsidised by Torrevieja up until now at around 40 euro but will not be subsidised from next year and will at least triple in cost for Torrevieja and the Orihuela Costa. 

Obviously depends on the size of your property and the amount of power you are contracted for with electricity costs. For a one bed flat with a low power then you would pay about 20 euro a month without using any electricity whilst it would be closer to 40 euro a month for a 3 bed with higher power considering the tax reductions due to the power and cost of living crisis have now been reintroduced. Same with water which is currently about 60 euro a quarter and standing charges take up most of that. Again, the waste water tax was cut for a while but has now been brought back. Should level out about 50 euro a quarter once they have recouped the discounts.

€20 per month seems very high for just standing charges for electricity. We are with Curenergia and pay €8 per month standing charges when not there. We pay €560 community charges which includes pool and lifts and access to Tennis Courts, Football  all weather pitches and children's play area. Water standing charges are €40 for 3 months standing charges when not there.
