You will get good advice here but for actual costs I would contact a Solicitors and I am sure first appointment would be free to discuss the in,s and out of Transferring ownership and the Costs and Taxes involved, Try to contact 2 or 3 Solicitors and compare Prices, but try to get recommendations as well.
I use NCH solicitor in Punta Prima/La Cinuelica area, They have a website up and Alex speaks perfect English and I am happy with them

Hello. I purchased a property for my parents to live in approx ten years ago. Nieive to the spanish way of life, rules, taxes etc. My parents are at the point of dementia in there 80,s. My case was a pain to resolve as it looked as if I would inherit items which were already mine. Just recently the property i paid for and could prove I put the cash upfront still cost me in fees be it a solicitor and notary totaled just over 4,000 euros.

Dear Chris 158. In my case my parents lived on rented land for approx 25 years in Spain. Father had a heart attact and the ambulance could not find the remote address. Father had a stent put in. I looked around and purchased a property in Gran Alacant for 112,000 euros near to everything. My parents have paid taxes in Spain for the past 25-30 years. The property was put in my parents names as they were to pay all bills etc. A spanish will was drawn up leaving the property to me when they passed. This also saved my parents paying rent to anyone including myself. A gesture of goodwill as over the years as with other parents I am sure most children have been helped in the past. Time marched on, it was then brought to my attention that after my parents would pass my hard earned money would be divided between all children. Let me back tract please. If mother passed first father under Spanish Law receives 50%, mothers share or vice versa if Father sadly passed away first. The other 50% automaticaly transfers to the legal children however if the property is valued over 100,000 euros then capital gains tax cuts in and one has to pay to aquire to obtain ones left share in the property. This also includes the spouces 50% share. If you live in Spain the Government will also freeze 50% of what is left in the matrible bank account to cover burial costs etc. I proved where the monies came from to purchase the property from my account in the UK. I used a Spanish Solicitor to make an appointment with the Notary to transfere the property back into my name, also with my parents consent at the Notary grant me power of atorney as they are now elderly. Another will was drawn up under English law using the wording "prevails" as my parents have several other interests "Drifting Around". This then would ensure both my brothers would receive something after my parents passing. Spanish Law is very different to English/Scottish Law so be very carefull. I probally have left something out however it cost me just over 4,000 euros. Anyone that attends the Notary has to take proof of who they are, all paperwork has to be signed in front of the Notary by all parties involved. Every ones case is slightly different. Hi Chris. I have recently had my late husband’s half of our house transferred into my name. I was quoted a lot of money and tax by a few solicitors and other ‘companies’ - beware of ones that refer you to their legal partners, in case they have a service fee on top of what the legal partner will charge. Anyway, I used my Accountant - Gonzalez y Suarez Asesores in Playa Flamenca. José was brilliant, and much cheaper than any of the others. He didn’t charge an initial consultation fee, and broke down the quote in an email to me, so I could see exactly what were his fees, notary, land registry and tax. I would highly recommend him.
