LPG Water Heater problem.

Hi,

We have recently purchased a property in Torrevieja. We have visited only  a couple of times so far and have a hot water system fed off a propane bottle . Each  of the 2 times we have been,  there has been an issue when we first turn the hot water tap or shower. The system is a Bosch Therm 4000 and the igniter is not engaging the gas supply and thus not giving us  hot water. The first time our estate agent sent out a builder who cleaned out the ignition and got it working. Two months later on our second visit - the same issue. I took off the cover and gave the same area a good clean and hey presto managed to get it working. I'm worried that we get this issue each time we travel out. The builder recommended getting an electric system. I understand the current system is pretty economical. If it was reliable, I would feel much happier.  We travel out again in a week and am expecting further problems.

Any advice / recommendations on this would be welcome.

(1) The gas will take a while to come through after being off for a while.

(2) If your igniter works on batteries change them.

(3)After not been used for a while,keep the ignition gas button pushed in for longer this allowing the thermocouple  to heat properly.

Hi 

I agree with promac.

I think that it's also much easier to restart using a full bottle. It seems to me that if the bottle is e.g. almost empty, then the gas pressure will be lower, and therefore it will take longer to prime the system, as in promacs last point. But I'm no expert...

Thank you for the advice. The unit does have battery ignition and we did change theae on the first occasion. We will try the long button press in the coming week when we get back out.

Hi Steve,  many thanks for the advice.👍 Changing to a new bottle was also carried out when we first experienced the problem. We may know a little more when we get out later this week.

Hi dave

Just a thought, If you are leaving the property for an extended period of time it may be beneficial to disconnect the gas bottle to ensure you have a full bottle on return,then just do as promac suggests.
