Am I right in thinking I can only stay for 90 days in Spain even with Irish/ E.U. passport, I've been told I must go home for a few days then I can go back for another 90 days , and then repeat the process, need to know before I make plans or try to find rental.

If you want to stay permanently in Spain you will need to sign on the foreigners register within the first 90 days.

Yes and no, if you intend to stay more than ninety days, then you are obliged to become resident. However, if you were to leave Spain for only 24hrs, then your ninety days restarts, so you could pop to France, Portugal or Gibraltar for a quick trip.
I stand to be corrected, as Ireland is not included in Schengen, but as far as I know, in the case of EU passports it’s the Spanish law that takes precedence.

Thanks Steve ,I should have made it clear I only want to stay the 180 days every year, but all in one go.

In theory, you would need to “leave” Spanish territory for a second, and then your 90 days are reset again.
In reality, as you are an EU citizen, do as you please. Tens of Thousands of Belgians , Dutch, Fins, Icelandics ( Part of the Schengen agreemnet) etc. spend the whole winter in Spain without leaving.
you can not even ask for Residencia before you stay in-country for at least 90 days in Orihuela. They will simply tell you to come back after you have stayed over 3 months in a row. (Talking from own experience here).
