You do not go to the Guardia Civil until after you have received your Tourist License.  You need to take the License, your NIEs and your passports. If you Spanish is OK you may not need  translator.

I’ve got my tourist license I just need to register my apartment.. that’s good to know I don’t need my title deeds as I was told I did by my abogado .. I’m not Spanish but my Spanish is pretty good but possibly not good enough for legal jargon so may best book the translator

As you are in Los Altos try Ana at Spanish Solutions in La Zenia or PSI in Playa Flamenca. It will take time.

thank you

Hi We have applied for our tourism licences to enable us to rent our apartment  through our Spanish lawyers and I was just wondering what time this application should take. Could anyone who has applied and received thier licences give me a idea how long theirs took as it's now been 7 months.

In the process of owning a apartment for holiday home & holiday rental. What is the state of tourist license & any specific requirements? A link would be very helpful as well.
Thanks a lot 🙏

Thanks a lot for this. I have been quoted upto a year by my solicitor. Quite frustrating to put it mildly

Are you in Torrevieja?  If so, as long as the property complies with requirements and the community allow holiday lets, then the Town Hall certificate generally only takes a few weeks.  Then the License application takes another few weeks.  But if you are in Orihuela Costa the Town Hall certificate can take over a year to get and until you have that you cannot apply for the License itself.

Regarding what you need, please ensure your legal rep has done the checks to see if a License is permissible on the property because not all properties can get a License.  If renting it out is important to you then these checks should be done before committing to the purchase.

Once you finally have the License there are a couple of other things to do to get everything set up.  You will also need a registered keyholding company for check-ins and cleans if you are handling all the bookings yourself..  You will need to obtain login codes for registering the guests, buy you official plaque and complaints books and take out specialist insurance as a holiday rental with public liability cover.  It sounds like you are non-resident, so tax payable quarterly, if non-EU resident then it is 24% of the gross rental income.

Remember that in our region you must include your License number in all adverts (inc social media).

Very helpful. Yes it’s Torrevieja. My solicitor mentioned, it would take a month to register the property in town hall. The community I am buying is already renting the apartments (as I have seen on Booking.com) and assured by the estate agent. So may be it would not be an year
