Here is my simple advice.
Make a list of everything that you expect to get in your future home.
Will this be a holiday home or your permanent home?
Always make sure the property has a private area for drying the washing....you don’t want to have to try drying on the balcony during winter or summer when all you want is to relax on it ...not look at washing or someone else’s!
You will need storage...a large one for chairs,beach seats, bbq,suitcases, bicycles and more.
If this is a permanent home, make sure the whole place is not open plan as it will be I possible to heat in the winter. If you buy an apartment, the aircon inall the rooms should heat the whole place but a fireplace would be a bonus.
Take a look at the neighbouring properties.are they occupied full time? Are they kept tidy and are there lots of children?
Check for car park space...you may buy or hire a car.
Distance to the beach. On the La Mata side of Torrevieja, the beaches are easily accessed..you would have the stunning La Mata beach as well as the popular Los Locas and Playa Del Cora beaches closer to town.
Check out for bus service..always handy.
Look behind curtains, beds and check etc., and check for flaky walls which may be damp.
If buying an apartment, make sure the lift is not next to it as you will be constantly annoyed by the sound of it going up and down all day and night.
If buying an apartment, check, make sure you will not hear high heel clip clopping constantly!
Also, check where the afternoon sun is as you will always enjoy sitting outset enjoying a “sundowner” and do not want to be left in the shade.
When you go to view different properties, it is very easy to see what you want to see and become carried away with the idea of living in the sun. If you follow your list and do not compromise, you will find the most perfect place to enjoy for years to come.
We were very fortunate when we bought as we had no real intentions of buying but my sister in law had checked this house out and told us about it. The rest is history. Thankfully, we have a wonderful house with plenty of storage, a large solarium for drying the clothes and a galleria where we put an extra fridge/ freezer, washing machine ,microwave, cupboards for tools,gardening equipment and a clothesline for wet days! Don’t make a mistake because it will end up being a very expensive one if you have to move. Do your homework and you will soon be living the dream

Hi Ron,
You have had some good advice so far but if i was you i would definitely rent for a few months, it could save you many thousands of pounds and heaps of time. I had a place for 21 years in Playa Flamenca and sold it in May last year and fortunately sold it for a reasonable profit but do beware as when you sell there are a lot of fees etc that they do no tell you about when buying. When the suns shining everything looks wonderful but don't rush into things.
If i had my time again i would just rent as you can then just walk away and rent here there and everywhere with no restrictions and a lot less headaches.

As we are about to come out on a viewing trip, I was interested in your reply. We would not be looking to move out permanently but to spend a fair bit of the winter in Spain. We felt that it would be better to have our own house that we could decorate to our own tastes but also to have something that would be worth some money at the end of the day rather than paying out thousands of pounds in rental with no return. Was ownership so stressful that it outweighs the benefits? Any other insight would be appreciated.

I agree with David, you should consider a long term rental until you decide if the area you have chosen is the right area for you. Your idea about buying as a future investment is right but ask yourself, do you have children who would like a home in a Spain after you have gone? All of our 3 “children” equally love coming to stay in a Torrevieja and as the house will be theirs in the future, this is a huge relief. Our friends are planning to sell their apartment because they have a son and daughter in law who have absolutely no interest in being in Spain and a daughter who enjoys it but her son’s have no real interest. They plan to sell and come out as often staying in a rental in town. The downside is not being able to leave your personal possessions behind but they will have to take a suitcase when coming.
Owning a second home in Spain is a luxury....it costs a fair bit of money annually whilst a rental must cost less if only coming now and again. Friends rent their house out in the U.K and in turn rent their home in Spain, they have done this for years and live in Spain permanently.
Food for thought. The one thing I will say is that if you own your place in the sun,you can always while away a wet day by doing some maintainance work! I pay more attention to my house in Spain than I do with our big house at home!

I have a one bed, first floor, communal pool, 300 metres from the beach... shops, restaurants and good bus links, parking etc for offers over £50,000... currently in the hands of E-style estate agents in Punta Marina.... ask for Laura.
