Can anyone tell me if I need a rental licence in order to rent out my property as a holiday let. Would my solicitor who arranged my mortgage in Torrevieja be able to help with this and how much would it cost?

Hi, I have asked my solicitor and have been quoted 250€ and was told 3/4 months , and you need an accountant as you pay tax on your rental , that’s as far as I have got so far.

Hi Nicola, it’s not me with the mortgage, I was just sharing my experience of how far I had got on this rental malarkey 🙄 I have habitation certificate etc. 👍

However since July you now have to obtain a certificate from your Town Hall first to submit with your application. To be honest €250 sounds like an excessive fee for handling the application - I have heard of quotes up to about €150. Once you have your license number you will also need to register with the Guardia Civil and that has to be done in person. You will need someone available with keys for the person inspecting the property. If you start the process now you should be legal by next spring. Advertising a property as a holiday let that does not have a license can result in a big fine, so don't be tempted to do so until you have your number.
Tax is declared and paid every quarter if you are non-resident. If you are a Spanish resident then your tax return is submitted annually.
Your keyholders and cleaners must also be registered as either a business or as self-employed.

Hi do you know how much the tourist licence costs if you get it your self, have tried googling it but no answers so far ? Thank you .

The license itself is free to apply for. You will need to buy your official plague once registered and your complaints forms. If you do it yourself then don't forget that as well as the documents listed in the article I sent the link for, you need your certificate from the Town Hall as well.

What is the difference between long term renting and holiday (short term ) rentals, and is it correct that long term rentals do not need a tourist license? And what is the minimum long term rental, a month etc ? Thank you.

As I understand the current rules holiday letting is considered anything up to 30 nights. There is no license system in place for long term lets but obviously there are legal responsibilities that have have to be covered. Contracts and insurance needed in both cases.
