Hi there I'm wanting to extend my patio area I live on a community in playa flameca could anyone advise me how to go about getting the relevant documents to do this I will be doing the work myself kind regards Wayne.

Hi Wayne.

Almost everything you need to do needs a bloody licence from the ayuntamiento !. This often means you paying for an 'architect' to draw up plans for your project. It's a real pain and often very petty , but best to be on the safe side. Regards , John

Get in contact with the community first to make sure it won't cause a problem there and they may be able to give you some pointers to go forward with it.

Hi for a terrace extension you don't need planning if it's not covered in!  You should have a small works order, however some councils are asking for a certificate from an architect! this is not planning permission as such and I am not sure what it is called maybe someone other will know the name of it..

The property I complete on tomorrow, was originally built with a shower in the downstairs bathroom, whilst the downstairs bathroom still remains, the shower was moved to an upstairs bathroom to give room downstairs for a freezer and washing machine.

I wish to return the downstairs bathroom to its original condition which includes a shower, do I need planning permission for this?

Your best bet is to speak to the ayuntamiento (town hall) ....or oficina tecnica. 

Unfortunately,  however helpful people think they are on these forums , there's never any substitute for what is legal and correct. You will only know the truth if you go through the proper channels. Otherwise, you'll end up with a hefty fine. Hope you get it sorted with the minimum of fuss.

legal and correct is you pay tax for everything including painting the inside of your house do you think the Spanish run to the town hall ever time they get the paint brush out!  Hefty fine I don't think so!
