Hi,

I am considering holiday letting my property (2 bed apartment with private solarium) in Los Balcones however not sure which how much it will cost or which company to use. Looking for a company that can do a key changeover and clean the property between lets. Any info much appreciated.

Are you looking for an agent who will do all the advertising and bookings as well or just keyholding and cleaning with you handling the advertising and bookings?  Either way you will need your rental license first, that is the first stage.  Lots of info elsewhere on the forum about obtaining a license.

I'd recommend staying in control of who stays in your apartment by handling all enquiries yourself and using a registered keyholder and cleaner - by registered I mean either as self-employed or as a business, you can be heavily fined for employing  someone who isn't registered to work.  Once you have your license there are some good website options that don't cost a fortune and allow proper contact between owner and renter so you can speak to them before accepting any booking.  (We avoid things like Trip Advisor, Booking.com and AirBnB, but it is personal choice.)  You will also need booking forms, contracts, insurance etc all set properly and these days you also need a GDPR disclosure about sharing the renters' personal details with your keyholders and with the Guardia Civil.  Getting it all set up is a bit of a pain, but once done, and you have a system in place, then it is straightforward.
