Hi Keith,

I'm sorry to see that the UK Government has rejected your petition, although not surprised - we anticipated this could happen.  We did discuss a way of re-wording your petition, such that it does come under their remit, but  unfortunately I can't find the thread now.  In any event, if you're happy to re-word it, I'd be happy to sign it again.

I just found this insurance company in Spain that seems  to insure against okupas.  Not sure about the terms and conditions but I'll look into it a bit more deeply to check if its not another useless policy with 'get out' clauses.

Seems too good to be true at 33.14 euros per year.

Legal defence insurance against "okupas" - Just Insurance

The cover includes:

Claims for the effective recovery of the property. Limit – € 6000.

Claims for damages to the property caused by “okupas”. The minimum claim is €150. Limit – € 6000.

Defence in municipal administrative issues. Limit – € 6000.

Telephone legal assistance with the lawyer specialized in “okupas” issues.

Such insurance costs only €33.14 per year and, what is important, can be taken out online. Just fill in the

form

This is what I have asked from them:

The flat is permanently unoccupied and we have building insurance to cover this aspect. We seem to be covered for any malicious damage a squatter might do to our 'property building' but they have a 'right to cancel' the policy if there is an increased risk (which we find quite worrying). 

Can you please send me more details to show what you 'will'  and 'will not' cover with regard the risk of okupas.

For example , does your insurance only apply if there are other security measures already in place?


PS.The insurance company collaborates with ARAG regarding any legal work (they are a German insurance company but have some awful reviews).  A lot of the bad reviews concerned the fact that many landlords bought their insurance (for non-paying tenants) and they failed to pay out or found some clause that meant it couldn't be claimed.

Shame, this didn't work, but I'm not surprised really.  

Up-date on my situation:  The chaps who kindly investigated the initial break-in for me, when the intruder was first detected, are being taken to Court. I'm not sure what the charge is, but it goes to prove you cannot take matters into your own hands. I think it's outrageous, as this was a perfectly normal reaction when you find out that your house has been broken into.   The law is an ass!

Truly shocking but again unsurprising. 

Will you be going through the courts to get rid of the squatters? Who knows, they might fast track it but it depends on the backlog of cases

According to Mark Stucklin's article below he also says the following:

BBC investigation into squatter extortion threat in Spain (spanishpropertyinsight.com)

"In the BBC interview I make the point that a particularly risky moment for owners is when they advertise their property for sale or rent. This helps squatters identify empty and habitable properties whose owners are ripe for extortion because squatters make the property impossible to rent or sell. Personally, I would never advertise the address of a property for rent or sale in Spain because of this threat. The more expensive the property, the bigger the ransom squatter-extortion gangs can demand."

It almost looks as if you have to arrange a private sale of your property to prevent squatters  targeting your home.

I have been also victim of a similar issue. I rented my house abd now tenant is sitting in the house and not paying the rent plus the utility bills 

On top of that I was told that I do not pay the utility bills then I will be responsible and will be held liable 

The courts are slow  and what I understand can take 6 to 9 months to evict someone like this , but do the Spanish government don't see that someones  hard earned money  getting loose 

Is Spain is really part of Europe ? 

I will suggest all my  friends #do not buy property in spain.

Yes do not rent the place ,i think the whole real estate is run by mafia 

Something you see in asian countries 

My suggestion will be not to invest buy in spain, Spanish government need to really look into this matter.  

There are people suffering  and having there hard earned  money invested in the property in spain 

I can't believe even police is also sitting and watching the nonsense 

I have read horrible stories in news and everybody Is watching this nonsense

And to all those tenants who are reading these posts and sitting on someone place without paying there rent . Remember karma when it will hit you it will hit you back badly . Do not do such things ,,, God is watching your deeds
