Since Brexit (not my idea), non residents outside the EU have to pay 24% tax on income from holiday rentals. I do not have a problem with this. It is what it is. However, it seems unfair that this is on the gross income amount and no expenses can be deducted. Doesn't seem right that we should be paying tax on income that hasn't actually been earned.

As you say, down to Brexit (not my idea either!).  The 24% on gross was always applicable to non-EU residents.  At least we knew it was coming so could adjust rates in the couple of years leading up to the increase.

Don't forget: lettings exceeding 31 days are not considered holiday rentals.

Killjoy, we have exchanged messages on this before. Stays of over 31 days are still classed as holidays and still require the property to be Licensed. It is not the length of the stay but the purpose of the stay that decides if a Tourist License on the property is required. Technically a single holiday can be up to 89 nights.
