Im hoping for some guidance on my non residents tax calculations

I purchased my apartment in July 2019 and it has not been let.

Am I then due to pay the following tax for the period July 2019 to December 2019?

catastral value = €40,000
x1.1%              = €440
x19%               = €83.60  (for 12 months)

so €41.80 (for 6 months .. July to December)

Ill keep fingers crossed for your corrections.

Take care

Louise

Hi Grahame

I think my lawyer first mentioned it.  Though nothing was ever made crystal clear.

And also Jims Guide includes lots of brilliant information
Jim's guides - your complete guide to Spain

Im definitely feeling my way in the dark, but I believe
1.  Yes, in addition to SUMA
2.  No notification
3.  Catastral value was on one of my flat purchase documents (it showed purchase price and catastral valuation, which was less).
4.  Jim has recommended a company called ANGAR who charge €20 per person per tax return. [email protected]

The reason I asked my question is because Im receiving conflicting information, so thought Id check on here as the unbiased expertise is second to none.

Hope that helps!

Louise :-)

Hello Louise,

I’m sorry I don’t know the answer to your question but I’m sure someone who does will answer soon.   To me you certainly seem very close to being correct.
Hope all going well for you.

Happy New Year

Regards

Maria

Yes Louise,  you are correct.   We have used Angar Taxation Services.  All done through email in English.   Very simple and only 20€ each person on deeds.

They did the calculations first and then we paid them for their services.  So if you email them they will tell you how much you need to pay.

Good luck

Maria

Hey Maria - thanks so much.

Angar werent keen on giving me their calculations - just a figure for tax and a figure for their charges. So if someone on here would be kind enough to advise if i have my calculations correct, or if not, where i have gone wrong, that would be hugely appreciated.

HAPPY NEW YEAR!
Louise :-)

Just a word of warning. In spite of the legislation and Hacienda websites giving clear instructions as to when 1.1% should be used, it seems that the system only recognises this as valid if there's recently been a full catastral revaluation, whereas it should also accept 1.1% if the catastral value has increased. It's a messy subject. The local Hacienda office can't help and I've written to Madrid, but I doubt I'll get an asnwer.

Thanks Jim

Assuming 1.1% is correct, do you think my calculations are roughly correct for the 6 months i owned my flat last year possibly?

Fingers crossed! :-)
