Fraudsters or not?

Does anyone know if these people are genuine or not or is it a scam.  The say they specialise in Bank owned properties only and you have to pay a deposit to secure the property straight a way  from about 3000euros upwards.  They email me some amazing properties at unbelievably low prices and we would love to buy, one he has emailed the details of today.  He obviously does not give any other details Bank which owns it or anything like that.  Just wondered if anyone knew of them/had any dealings with them. They are: Miguel Gomez  Spanish Bank property Finder C?Gabriel Garcia Suarez  Parque Empresariel Las Rosas Madrid.  email: miguelsbpf@ outlook.com

Ask yourself, how did I find them, or did they find me? Do you have an address and telephone number, do they have a website? If in doubt, is best just to ignore them and find something else. Sounds like a scam  to me! Your best bet would be to find a property through a reputable estate agent, and get a lawyer of your own, not the estate agents. Too many people have lost a lot of money with scams in Spain.

You only have to look at the email address to see that is a scam.

On Rightmove and similar sites like Keyero there are lots of repos and the agents are required to show the property as a repossession and the registration number is listed. Never deal with an agent like the one you mention above.

Thanks for that. Your info very helpful. He emails all the time and the properties are amazing, so right to be cautious.  Are there any particular Bank repos sites that list what is legitimately available.

Thank you Kenneth, I was just hoping that they may have been legit. It was a lovely property but he does keep bombarding me with great properties (LOL)

Try Solvia. They are the fully owned estate agent part of Banc Sabadell. 

Usually the banks will not accept offers or negotiate so don't expect a discount off their list prices. 

The normal process is

1 Reservation fee 500 which holds your right to proceed within 30 days. This is a refundable fee. 

2 Compra venta agreement setting out the terms of sale between the parties. 10% deposit less your reservation fee already paid. 

3 Completion date at Notario with your solicitor where you hand over the balance less 10% as a bankers draft. 

Never use the vendor solicitor and never pay money to an agent. When you pay your res fee and deposit make sure the account being paid is that of the Bank.

Please let me know if you find out any more details of miguel gomez ,or sharon wheater,barrie miles.I am looking for repo property in spain and keep getting e mails from these people,do not know if they are genuine.Thanks

Third party agents will not be able to offer bank owned repos at prices lower than they are listed with agents, so you would be paying the same or probably more with the attendant risk that your money will disappear. Banks set the price and do not negotiate up or down.

I can't comment on these people specifically but I would always buy a repo direct from the bank (via initial enquiry to their website) or through a real estate agent they have authorised to list it.

When agents are authorised to list, they will show the repo registration number on their advertising.

Think! Would you send money to people you don't know in the UK? No, so why would you consider doing it here! Don't do it.

Look at the email address - it's Outlook, it's not even a company name...........stay well clear is my advice
