Hi, this is a general enquiry. We have friends interested in taking our holiday apartment for 4 weeks over Xmas and new year, but have no idea what to charge. Can anyone advise?

We are a 2 bed 2 bathroom spacious modern property in pau 8. Thanks.

Hi Do you have a licence? As this is needed before you let your apartment for a holiday, I am sure because of Brexit the powers that be are going to be clamping down on the people who are acting illegally in all areas of life here in Spain, I for one am right behind this why should those of us who are legal pay for those who flout the law, so if you haven't got the proper licence in place, then let your friends stay for free and make you a donation for electric and water, you can pretend to be father xmas :)

In answer to your friends. You sort them out. I hope you have some reality  advice. 

As the above. (& comments) There are many making big non-licensed business (openly) whom they are ignoring. Who are answering to you.(not you & why, kmillar1959) I do not know. I have a "casita" & friends, families over many years, & some found houses, flats & other friends. I did not make a business.
Address the business or why not?           I know nothing, but I've heard of airbnb (or whatever) making 💲💲💲💲💲💲💲etc.some legal, & others not! 

To the OP, .kmillar1959 Enjoy your friends & family, & acknowledge u are not a charity. Hope this helps. & I hope those in the tourist industry can help their legal/ or illegal problems. My friend´s apartments friends & family are coming over & pops over frequently a month or twice. Is there a problem?

Yes, thankfully we got our solicitor to do all the tourist licence stuff, which we now have.

Then you should be charging what would be a high season fee with a discount and make sure you register your friends with the relevant authorities. Possibly have a look at what others are charging "normal" rates and then knock a percentage off.

& agree! My answer was to the OP Quote:

Hi Kmillar 1959, and welcome to the Forum.

In all fairness, and regardless of whether or not you have a Toursit Licence,I dont think anyone can advise you on what amount you could charge.

It is entirely up to you and would surely all depend on the level of Friendship you have with the people you plan to allow to stay in your property.

Hi

I agree that it is entirely up to me at the end of the day. I just wondered if Xmas/New Year were generally treated the same as peak holiday season, despite the obviously much colder weather!

Presumably as you have your license you are already advertising on some websites and already have your rates for all times of the year displayed. 

By all means offer your friends a discount if you wish to do so, but you will still have the same overheads as you would if anyone else were staying, so don't reduce you normal rate by too much.  We don't view Christmas as a peak time but maybe other owners do.

You will still need to register them with the Guardia Civil as you would any other renters. You will also still have to declare the rental in your quarterly tax return and pay the usual tax on it. Your friends won't use any less water or electricity than any other guests. So explain this to them and explain that you are giving them a discount but you have to cover your tax and utility bills. They may well be your friends but there is no reason why they should expect you to provide them with a subsidised holiday.
