Hi

My partner and I are looking to purchase a 2 bedroom property in Villamartin.

Does anyone know of any properties that they could recommend please, or any good estate agents that we could contact in that area.

I find estate agents can be a bit of a let down.. so would like recommedations if possible.

Thanks

Jen

Having recently purchased I would say Villamartin is a good area. Spanish estate agents are a complete nightmare. Home España and Vista Casas are the best I come across, avoid   ES property services and Girosol like the plague . The £ is worthless at the moment after the Brexit so my advice would be to put on hold any plans at the moment and wait for the £ to get back to around  €1.30 against the €.

Hi

Thanks for reply. Yes, I agree  our good old sterling has taken a bashing. Still hoping to look over next 2 months and see what happens. If find the right place need to haggle decent price.

If the £ stays below 1.30 which it will for at least six months aim to buy a property from a UK seller. That way you can hit them harder as they will get a good return when they transfer their €  to £. Regardless of what the agent tells you the weak £ will kill the UK resale/buying market so if you are prepared to proceed even with a weak £ you are in a strong position . The height of summer is not the best time to view or buy. I would wait until the autumn when owners are not really using their properties but are still incurring running costs. This is the time they are likely to be chipped.

Excellent advise, thank you.

We are planning to visit in last weekend of August to have 4-5 days to look about.

I think what you have said about Autumn coming by then will be a good time to start seriously considering the purchase.

Many thanks and kind regards

Jen

Battenburgs are very popular in Villamartin. I viewed a lot of different types and settled on a 3 bed semi.

Prices vary widely as owners are sometimes unrealistic about their anticapated value.. 2 beds are good always try for a semi or end terrace as the mid terraces are very dark inside. A nice one fully furnished is worth no more than 80-85k. You can get a 3 bed for 90 -95k the 3 beds offer more internal space and more balconies

Also whatever your looking at don't forget to add 12.5% on the sale price to cover stamp duty and legal fees.
