Hello,

We are coming to Villamartin for a few days at the end of April to try and find a property. We have found a few online but we are conscious of the ghost listing issues that we have read about. Is the best way to check if the properties are still for sale to contact the individual agents the week before? Or should our solicitor do this? 

Does anyone one here have a 3 bed property for sale at the moment?

You don't need a solicitor at this stage. The way you describe it is the best option. Make a shortlist of the properties you like. Contact the agent and give them a day you want to view them. Ideally a week before.

Be prepared for.

1. A lot of properties are no longer available 

2. Agents offering you properties you haven't asked to see.

3. Agents asking for a 3000e deposit.

Key messages. You control the process only view properties you have asked to see. Don't go in the car with the agent always follow them. That way youre not obliged to see anything you don't want. And the most important do not give the agent a penny in terms of a deposit. 

Sounds daunting but if you're sensible it will go fine. and don't rush anything.

Hi, I’m new to the forum and was recently over and paid a reservation of 3000 euros to the estate agent, having researched the Spanish property procedure And from a friend who purchased a house a year ago that this is how it’s done!! regards Alistai

Only if you fall for agents lines. The 3000e is not a formal process at all. The agents will try it on. It's up to you whether you pay the 3000e.Your solicitor will tell you not to. I would always say any deposit should go through the Solicitor. 

Formally make the offer to the agent by email. If accepted pass the agent your Sols details then step away. Refuse any deposit and tell them the sols can sort out a 5% deposit between them
