hi, i have seen a property in St James hill (2 bedroom gound floor apartment overlooking pool) and am waiting to put an offer in if its still available.  I will be needing a lawyer and was wondering if anyone could recommend one for me. Any other tips, advice, help would be greatly appreciated as I have never done this before.  Many thanks in advance.

You need to factor about 14percent on top of purchase price for legal fees and taxes etc

Do not give the agent a penny in terms of a deposit. The agent will push you and scare you about it might go if you don't.

Ignore this. Make the offer. If accepted give the estate agent your Sols details and step away. The sols will then sort out a deposit

14% is a little on the high side. More like 12%. As Nicola says shop around for quotes for the lawyer. I got three quotes they all offered the same service including notary. However they varied massively with one quoting 1000e more.
