Hi there, 

Literally just signed up to this tonight.

I am coming over the first week in August to look at 2 bedroom properties in the Costa Blanca.  This could either be for me to start a new life and live in or potentially rent out to golfers and holiday makers.  Does anyone have any advice as to where the best location for this may be?  I understand Villamartin has at least 3 golf courses.  I've also had a look online at some of the properties on the golf resorts but not sure if thats a wise move.

Any knowledge or advice would be greatly appreciated

Hi Adam and welcome to the forum. Have a good read of this because it's not just a case of buying a property and putting out the advert!

Davebev1's guides: Renting out your property as a holiday let in Spain 

You need to find yourself an independent abogado (solicitor) to advise you and never use the one recommended by the estate agent. The last thing you want is for the agent to convince you it will get a tourist licence only to buy a property and find out different.

Pre Covid, some areas were taking up to 18 months to provide the licence (if at all) and you can't even advertise until you have it but you will still have to be paying the bills and post Brexit I understand that you will not be able to claim much, if anything, in the way of expenses against your tax liabilities.

Your outgoings will be IBI (Council tax), standing charges for water and electric (high by UK standards), rubbish (minimal), internet, insurance, key holder and community fees (which very generally reflect the facilities available on the complex), non-resident tax and a tax advisor for quarterly returns.

In the meantime, after reading Dave and Bev's guide, click on the "Jim's Guides" tab at the top of the page which will give you all the other information you will need.

Hi Adam,

As a resident and regular golfer on the Costa Blanca you‘ll find that there are many properties for sale near the golf courses but most golf parties will probably want to be “closer to the action” for their evening entertainment. Come out have a look around and don’t always believe what estate agents tell you!

I think many have tried to attract golfers to Villamartin but few have made much of a success of it.

Not a golfer myself but my impression of  Villamartin is that it's just a holiday location which happens to have a golf course and while you might get holiday makers playing an odd round or two not many will have come for the golf itself.

There are dedicated golf resorts to cater for those.

Not a golfer myself but my impression of  Villamartin is that it's just a holiday location which happens to have a golf course and while you might get holiday makers playing an odd round or two not many will have come for the golf itself.

There are dedicated golf resorts to cater for those.

Very briefly...

My sister has a townhouse on Villamartin  with apartment upstairs where she lives and a separate apartment on the lower floor which she has repeatedly tried to rent out to golfers. She's had very limited response and eventually let it out as long term rental. Not much goes on in that area apart from the Plaza which is very nice.

Golfers like to be together in the evening and are more likely to stop in hotels.

Many thanks for your reply.

Yes ive been made aware of the new tax position post brexit.  Thanks for all of the above info.  I will be looking into everything when i come over in August. I appreciate all the advice and knowledge .  I might just come over and live in the flat so the renting side of things is just an option currently.

Yeah i completely agree, if i was on a golfing holiday i would want to be out and about not just confined to the resort.

Yes ive noticed a lot of them are much cheaper near the resorts , also very far away from most attractions. When i come over it will be much clearer where i want to be .
