Tourist Licence
We finally got our Tourist Licence over two years since first applying. Crazy Process. What do we need to do now to be compliant before starting to advertise. Any advice welcomed. Helga

You need to register your property with the police. Take your paperwork in and they will give you an access code for the national database where you have to register your guests. It's in Spanish but it's pretty simple.
Up here it's the Policia Nacional but it may be the Guardia in your area.
You need to display a plaque - most printers do them - but many properties don't bother.
When you list the property with most agencies/platforms they will require your licence number to verify the property.
I think you're supposed to have a complaints book available too. Must admit I don't as I'm available 24/7 for my guests and ask them to let me know if there are any problems or issues.

Congratulations on getting the License.
If you are within Orihuela Costa then you need to register with the Guardia Civil, probably the office in Torre de la Horadada. Take the License, your NIEs and passports. You are given login details for registering the passport details of all guests age 16 years and over.
The official plague needs to be displayed near the main entrance, inside or outside, (inside is better), and a lot of ferretarias print them. You need to buy the official complaints form and display the official notice to say you have them.
Your License number must be displayed in all forms of advertising, inc social media pages.
If you are a non-resident then you need to file a quarterly tax return.
Presumably you already have a keyholding and cleaning company who will handle the check-ins and check-outs for you.

It really depends how much control you want on who stays. There are sites that only allow 'instant booking' by renters, but lots where you can opt out of that so you have contact with potential guests. Some have paid ads only and some allow free ads but take a commission of each booking.
There are lots of social media sites you can use too for free. Remember you need to include your License number in all ads.
Check out Vrbo, Holidaylettings (both do free options and instant booking opt outs), theholidaylet, bookingsforall, this forum and the dominant 2 websites these days are Airbnb and booking.
Try to keep your ad costs down. In time you will develop repeat business with returning guests and personal recommendations so won't be as reliant on websites.
