Help with reporting illegal tourist licences

Hi everybody can anyone help us report 2 properties on our urbanisation who are using fake tourist licenses that are linked to another property located in Rojales not Villamartin. We have reported this and filed a formal denunciation at the local civil guardia and sent appropriate documentation with lots of supporting evidence such as screenshots of the properties advertised on a holiday rental agency website to our local town hall in playa flamenca but have heard today that they do not have anybody there to deal with the complaint. We know it carries a very high penalty fine for both owner and letting agency and the apartments are used for short term lets less then 10 days. We are going to file another denuncia with the civil guardia regarding having too many guests in the apartment but are at a loss as to where do we go to next as we seem to be hitting our head against a brick wall. If anybody has had any similar experiences or been successful in reporting this illegal activity that would be extremely helpful. Many thanks.

Ask google "Who do you report illegal tourist lets to?"
Really the president of the community should be taking this on and then the administration company but if they are just ignoring you and the illegal activities on the community, then google is your friend!

Our administrator has told us they are unable to get involved in any illegal letting and our president is not able to have the power to stop this from happening.You have to report this to the authorities who deal with tourism but as I’ve explained the local authorities at playa flamenca where you have to report this to have said they do not have anybody there to deal with this so we do not know where else to go.

I reported it to the Valencian Tourist Board. Just like you, the tourist licence was registered to another property in La Zenia, not Villamartin. It must have worked because the property I reported no longer does short term rentals with Sunrise apartments. Its on a long term let now. 

They will want to know the castral reference for the properties. I used the castral website https://www.sedecatastro.gob.es/ and zoomed in on the map until I found the property. 

You also need a digital signature, if I remember correctly, to use the electronic office of the Valencian tourist board.

Many thanks for your help it’s much appreciated. I just hope the managing company who are advertising the 2 on our urbanisation and another 2 in Rojales with the same tourist licenses are fined. Did you also report this to the police as we have filed an official denuncia with the Civil Guardia and filing another one due to the owner allowing 6 adults and 2 children when it is shown as a 4 person apartment.We have had 2 years of terrible experiences with different tenants and the owner has not responded once to our complaints and continually breaches our community rules. Just out of interest how long did it take after you reported it.

We did not report them to the police.

The people renting the apartment were not, as far as we were aware, doing anything wrong. Our concerns related to the management of the property and the new owners. I have no objection whatsoever to people legally renting out their apartments.

There were some concerns when a group of eight people were staying in an apartment that was only supposed to accommodate four. However, they said they were the new owners, and it was possible that they were. 

On one occasion, a woman came up the wrong stairwell and attempted to access the wrong apartment. On another occasion, the keyholders failed to turn up to let the tenants into the apartment, and the tenants asked whether we could contact the management company to come out and assist them. At that time, we did not even know who the management company was.

I reported the matter in September 2024, and I believe the apartment advertisement had disappeared from Booking.com, Airbnb and the Sunrise website by December 2024.

The Tourist Board did not inform me of the outcome of its investigation, but at least reporting the matter appears to have stopped the fraudulent use of a tourist licence.

I would imagine you should receive some communication from your denuncias

Thank you so much for your reply. We have had 2 occasions where the owner didn’t fix the problem of a leak in the shower and this resulted in our bathroom ceiling having a hole with water pouring in. He has allowed mould to grow in his hallway due to the leak and because he is using a fake tourist license number that would make the insurance invalid so we would have to pay for any damage. Our neighbour is still waiting for their tourist licence to be issued nearly 2 years of waiting so they are abiding by the rules. The booking platform is part of this scam having 4 properties with the same number and they have blocked our calls. I’m pleased that it didn’t take too long for the tourist people to take action as guests staying in the apartment are not aware that they are staying in an illegal accommodation and they would not be covered if they were injured or needed to claim compensation due to the insurance being invalid.

Thanks once again for your reply which has given us some hope.
