Some advise, if you plan on staying during the winter months, try and buy a property with a build date after around 2010. Properties constructed earlier often have a lack of insulation and quality is also mostly inferiour to later comstructions.

Modern construction have mostly appropriate insulation for the climate of the Costa Blanca, and much improved design and quality construction.

Do realize that you will spend most time at home outdoors, so make sure you have a good size terrace, preferably covered.

Location is also key. Depending on your budget. Torrevieja is on the cheaper range, the properties next to the sea and Las Colinas Golf and Country Club are the high-end with properties exceeding 1.000.000 Euro and upwards.

Personally, with a limited budget, La Zenia is a good place to look. Close to great beaches and in the vicinity of the largest Shopping Mall of the Costa Blanca and close to the Highway. 

The Torrevieja area, including Villamartin, is one of the best places to be in Spain really. Not only because of the climate ( best of all Spain), but also cities, with Cartagena, Murcia, Alicante and Orihuela all within 50 minutes and Valencia, Albacete and Almeria within 2.5 hours.

Are you planning to sell up at home and relocate in Spain? Or perhaps you want a holiday property to spend your free time in. If you plan to buy a property in cash, I would imagine you will be welcomed with open arms. There may be people who plan to sell and may consider taking a lesser price for a quick/ cash sale.

From my point of view, I would not like to drop the price that we would like for our house. Although we bought it back in 2001/2002, we paid top buck for it as it met all our needs. We watched the value drop drastically during the slump. On top of that we have spent thousands of euro putting in air con , new furniture for inside and out, an extra bathroom and new windows. We are not alone, most people have spend a lot of hard earned money retailing etc., so why should they take a hit and give their home away at a bargain basement price.  It never ceases to astonish me when watching a place in the sun how all prospective buyers ignore the asking price and offer a far lesser price. Madness. This seems to have set a precedent and allows people to believe that this is the way to do it.  Grossly unfair in my opinion.

I hope people refuse to drop their asking price and insist upon a fair price when selling.

I fully understand and appreciate your position, however it is down to the individual purchaser and vendor... Everyone is different, has different circumstances, what is the worst the vendor can say? No. Thanks for response though. 😁🍺

Hi

We bought a holiday home in Cabo Roig last Jan (a 2 bed apartment with one bathroom), we do not let it out to anyone but twice we have had 2 different couples stay with us and what would have been really nice was if we had a second bathroom or at least a second toilet.( We managed but would have been easier with that second bathroom/toilet ) 

In saying that we really like the area around (Cabo Roig, La Zenia, Villa Martin, Punta Prema etc) We looked at over 14 apartments when we came over having already picked some out online before coming, do not be in a rush, get your N.I.E.'s (at specific police stations) with help from a solicitor or estate agent as they insist on a Spanish speaker when you take the forms to the station (you need an appointment first) you need NIE's to purchase a property. Also you need to open a Spanish bank  account near where you buy your property & check how much they charge for bankers drafts, Santander wanted to charge us 600 euros, also transfer your purchase money (uk pounds to euros) via to a company who can get you a good exchange rate (we used Direct Currency) this saved us thousands.

 Keep browsing the real estate web sites to see what you generally get for your money.  Most places don’t have floor plans ..apparently if the  building  is more than x number of years old they won’t be able to find a floor plan ! That’s what I found very frustrating ! Working out the layout of a place ...is the kitchen next to the lounge or the other end of the front door ? Etc. 

I had my real estate do some video walk throughs!  It helped enormously!

Best of luck to you but I agree "why Villamartin? " it's a sprawling estate with no character, no bus service off the main roads and hardly any local amenities. 

You may well get a very good bargain but ask yourself why you get so much for your money!

Because Villamartin is within 10 minutes of some of the best beaches of the Costa Blanca, the Best Golf Courses of the Costa Blanca, within 30 minutes of Cartagena and Orihuela, within the hour from Alicante and Murcia and just a stone throw away from the Nature of Sierra Escalona, Mar Menor, and the Salinas and Lakes.

Villamartin is near the Salinas of Torrevieja, giving it the best and healthiest climate of Spain., and that is not the advert talking but the WHO.

Villamartin might be a bit “bland” but with shops, bars and restaurants open the whole year. You won’t find the size of Benidorm, but neither the revolting Brit Drunks on stagnights.
