Some owners look after the bookings themselves and use a keyholder to do the checkins and cleaning, orher prefer to hand everything over to an agent but agents will obviously take a cut of the rental. You must have a Tourist License before starting holiday letting.

Thanks Dave & Cheryl. Noted re licence the agents tel me it is a formality… they would… is that the case?
I have a holiday let in the Uk that i manage myself so that was what I had planned and use keyholder/cleaning service but my Uk property is predominantly UK based market and I have never had to secure business from Sweden, Netherlands etc.

The Tourist License is certainly not 'just a formality'. It is illegal to do holiday lets without one and fines are big. Not all properties can get a License either.
Tax for UK residents as now non-EU is 24% on gross, so agent's fees will eat into your profits. Social media advertising and holiday let websites can also cover a variety of European countries - we have had Swedish, Norwegian, French, Belgium and Spanish as well as British and Irish guests over the years.

Where is your property?
We have not bought yet but have a few in mind in Villamartin, mostly in Pinada Golf. For sure I know I need one and wouldn’t operate without one but I don’t yet know what the hurdles are to get one and what would stop me from getting one. I had a look to see if no lift to second floor would stop it but didn’t seem to be an issue

Currently no lift to second floor isn't an issue for the the License. No lift and second floor could limit your bookings though, just a consideration.
As long as the community haven't ruled to block any new licenses then you would need to apply for a Compatibility Certificate from the Orihuela Costa Town Hall in Playa Flamenca, which will take quite a few months to obtain.
Once you have that you can proceed with the License application to Alicante office of tourism.
Some areas often assumed to be part of Villamartin, such as El Galan, are actually part of San Miguel so you would need to check before buying. SM town hall require written permission from the community to issue the certificate.
Once you have the License you register with the Guardia Civil for logins for their website to book all guests, also obtain your plaque and you must quote your License number on all ads. Tax payable quarterly in Spain.

Your choice really - loads of websites such as Vrbo, (used to be called HomeAway, part of expedia group), Holidaylettings (part of tripadviser group), spain-holiday (just been taken over by bookiply), bookingsforall (still independent I think), simplyowners, theholidaylet, holidayhomesdirect, owners abroad (part of clickstay) and the two most famous ones airbnb and booking. All these require your license number before accepting the advert. There are also a lot of facebook pages for private rentals where you can contact the home owner direct, but need to double check that the property does have a license number as not all pages insist on it being included in the post. You can also use this forum.

Thank you so much for speedy reply. I am looking to rent somewhere for 9 nights and think I would prefer to rent direct from the owner but wasn’t too sure . Will have a look on here any some of your suggestions. Thanks again
