Reconnecting electricity & water

My husband and me recently saw a property we liked, in an established urbanization, but it has been unoccupied for several years and there are, according to the estate agents, complications to reconnect the electricity and water which is why it remains unsold.

Does anyone know where we should go to find out exactly what the complications are? The estate estate agent was not very helpful unfortunately.

Local  knowledge  is  always a good place to start, I  would  get in  Contact with President  of Urb,  see  if any  permanent  Resident  live  near  by,  ask  plenty of questions  as if you  save it unoccupied  for a long time, they would  welcome a new owner,  also  may  Contact  with Administration  office, a  permanent  resident  would have  there details.

Remember when you buy a place, you also take over any debts on the property. So you need to make absolutely sure that the reconnection issues are not because of colossal bills run up by the previous owner.

Good tip, thankyou. We were made welcome by the neighbors who seemed enthusiastic to see the place lived in. We will look further into it.

Yes, we've heard this too. We don't want to commit to making an offer without knowing these details, but don't know if we can get the details without any commitment. Difficult situation and strange rules and regulations here in Spain.

If you're dead keen, it's probably worth paying a solicitor (not one recommended by the estate agent) to do a bit of digging around, but to prepare yourselves to have to walk away. If the estate agent is being cagey, there will be a reason for it!

I wouldn't purchase the property thru the agent you described as unhelpful,!!

As a former (Spanish) estate agent...

There are way more crooks -- usually Brits and Germans -- than ethical agents in the real estate business here.

These *******s often work in cahoots with FAKE lawyers who aren't lawyers at all.

Find a local English-speaking lawyer. (Abogado)

One NOT recommended by the agent.

Typically, a reputable lawyer will quote you 1% of the purchase price to Due Diligence a property.

And if you DON'T buy the property they DD, they often don't charge you a fee.

Hi Swimmer57,  My Spanish lawyer stated in all the property contracts and legal documents that all the previous sellers are accountable for all debts and not the buyer(s).  Be cautious with estate agents.
