Hi everyone my wife and I are seriously thinking about selling up in the UK when the recent upset is over and we would appreciate any useful advice for hopefully smooth transition thank you all.

To reside in Spain full time you initially have to apply for residency at the Spanish embassy while you are still living in the UK.
You will need to prove that you can meet the income and healthcare requirements.

Useful advice, hmmm...
When you view a property make sure the mains water is on at the meter room and check the meter doesn't spin around when it's on. Water supply leaks are common so eye ball the meter.
Make sure you've budgeted properly based on what others typically spend. Car insurance is more expensive as is electricity. UK folk moving to Spain need to demonstrate a higher level of funding now - depending on your circumstances a mix of pension or money in the bank might suffice. Search for threads on non lucrative visa.
Keep an open mind on what kind of property you want - it's normally skewed by thinking about this too much whilst in the UK.
The Spanish are mostly a decent bunch as are the others who live here - we've been here 9 months or so and yet to come across an ar$ehole. You are more likely to find a disenfranchised forum Brit than you are a hostile Spaniard.
Be careful as some properties now require Brits to get Spanish military clearance to buy if they are in military zones - check with your solicitor and agent.
Keep an eye on what happens with driving license exchange at the moment Brits who are new here or haven't exchanged yet might have to take a Spanish driving test.
Allow 13-14% on top of what people are asking for property to allow for tax and legal fees. Always engage with a solicitor independent of your estate agent.
Health costs here, it's not the same as the UK instead you normally pay for private medical insurance for your first year of residency after which you can continue to pay for private or pay to the convenio especial which allows you access to the Spanish health service. If you are of UK state pension age check threads for S1.
Maybe start building up a plan and reach out on here as you have questions - there are plenty of regular contributors who can share experiences or point you in the right direction for more info.
