Can someone tell me how to work out these costs, I have read there is a fixed fee, then somewhere else it says there's a minimum, and it's a percentage of purchase price

I think my lawyer may have overcharged me, and although I have requested a copy of these receipts, but she seems unwilling to send copies to me, why I do not understand as these are my receipts to keep with my Deeds etc

So before I chase her again, can someone please help me to work this out

I am in San Miguel de Salinas

Thank you for any help

Elizabeth

When you ask a solicitor to deal with the purchase they will give you an all encompassing price which includes all aspects from his fees, land registry,  utilities, notary etc..

Once instructed they will bill you on completion all in and pay the notary themselves

Sorry to say if you didn't ask for the quote /  breakdown up front before you instructed them your screwed. I know a lot of buyers who just instruct the solicitor usually recommended by the estate agent then ask the cost later or when it's too late to walk away from them if they are expensive.

Thank you for your reply..

I did have the breakdown of all individual costs, including the lawyers fee

The  Land Registry & Notary fee, I was given individual costs. The lawyer had power of attorney to make payments on our behalf, however they were our costs in relation to the purchase of the property, and the amount we paid to the lawyer I was advised was perhaps a bit higher. I therefore requested the original Invoice receipts from the Lawyer, most  forums advice you to have these invoice receipts, therefore I was not asking for something unusual. The Lawyer came back and said that they must keep the Originals as they paid on our behalf under power of attorney. I replied and accepted that, and therefore  requested a copy of these 3 invoice Receipts; Land Registry - Notary - Taxes paid 10%  I do know is correct. Usually my lawyer is quick in replying, however 5 days on and I have not received a reply

I had hoped someone in this forum would know how the calculation is made for Land Registry & Notary  costs  to enable me to work it out roughly

Regards Elizabeth

Thank you, I have paid far too much it seems, and perhaps explains  why the lawyer is reluctant to provide me with copy of invoice receipts . My Lawyer is based in Marbella I thought they had an office in La Zenia, but it was an associate partner.

Going by your tax paid at 10% your property  is more expensive than mine. Can you tell me who your Lawyer was, don't worry if you don't want to say.

I would love to know how it is truly calculated.

A good rule of thumb is the total purchase costs should be between 12 -13%. That's 10% stamp duty and the remainder in legal costs including notary.

Notary, land registration and VAT shouldn't be more than 1.5% of the purchase price.

I'm sorry it does seem very high. You should have paid all in about 1600E including legal fees and notary.

My property was 88500E
