Tourist Licence Tax Return

Good Morning

I have recieved my Tourist Licence, l only ever intend to do short term holiday rentals in the summer months, l am a resident of UK.

I know l have to submit 4 tax returns a year, the 1st due by 20/01, l know as a resident of UK l cannot offset anything against the tax so l have a few questions:

1. Does anyone know the percentage tax you pay in valencian region

2. Can l fill in and submit these online myself, l have limited spanish vocabulary 

3. I have received a quote to submit 1 years return at €300 Inc. VAT , does this seem reasonable

I want to ensure l fully comply with the requirements so any advice/experience people have would be gratefully appreciated

Hi Susie - We are considering doing this and could you point me in which direction to get information on obtaining a tourist license?  We are just talking about it at this point but any advice is appreciated.  Thank You!

Hi Sue,

The rate of tax on property rental for non-residents is 24%.  I know there are other members who do their non-resident tax returns online themselves and I think they'd agree that €300 per year is expensive.  There are also online services you can use - before becoming resident, I used Spanish Tax Forms Ltd for our non-resident tax:

As a NON-resident obtaining revenue in Spain you are required by Law to appoint a tax agent who will assume all fiscal obligations in your name. Should not exceed 100,-/mo..

First, congratulations on getting your Tourist License. Are you aware of the next steps? You need your official plaque, the official complaints forms and your sign to say you have them, then make an appointment with the Guardia Civil (some areas are Policia National) to obtain login codes for registering your guests. Take out appropriate holiday let insurance with public liability cover. Ensure your keyholder is working legally in Spain. Remember you are required to include your License number in all forms of advertising.

You tax in Spain is a straight 24% of rental income.  Yes, quarterly returns with tax payable straight away. When you do your UK declaration you include details of tax already paid in Spain and that will be taken into account. When your non-resident's tax is due you adjust for the number of days rented out.

€300 sounds a lot. We pay half that for 4 quarterly returns, non-res tax, poa for dealing with tax office and bank, updating our digital certificates and any advice anytime.
