Our property in Villena needs a complete renovation and we need someone to accompany us to theTown Hall in Villena to discuss planning rules.

Look forward to hearing from anyone who can help.

We found an English speaking architect to advise us on our options and he drew up plans according to what we wanted, made some very helpful suggestions, arranged for a new EU approved septic tank to be installed for the Habitacion Certificate and included everything under a Major Works Licence.

By using a local architect he already had contacts at the Ayuntamiento and knew what they would and wouldn't agree to and could liaise knowledgeably on our behalf. We are doing most of it ourselves but he had contacts with all the trades if we had needed them. We paid much less than the comparable service in the UK.

Can I suggest that you consider adding insulation internally to all external walls, pack the ceilings with more insulation and have a comprehensive heating system installed. We have a propane combi  boiler run off two banks of 5 bottles and we have unlimited hot water. The pipework runs underfloor along by the external walls (helping to combat the damp) or where going across a room we have laid them in the walkways so when the rads are on it is warmer underfoot. If it's a total refurb it is the perfect time to install central heating.

All the best for your project.

Hi Cheryl......

Thank you very much for all that very useful information.  As restrictions are being lifted soon we will be coming over to organise things and will certainly take on board all that you advise.

Thanks again

regards...Marie

Hi Marie,

I recently asked the group if anyone knew an English speaking architect in our area but this Villena group is small and not as busy as others on the forum.

When I was purchasing my property in the Villena campo, my lawyer had an English speaking architect go to the local town hall for information. I am reluctant to get her involved again as she does not live in the vicinity so like you, I would like someone local who knows the ins and outs of the ayuntamiento and intricacies of planning permission in this particular area.

I have this work on hold at the moment for obvious reasons, but should I manage to get details of someone local who fits the bill I will let you know.

Good luck, hope to see you one day xx

Janice

Hi Cheryl.......Back in June 2020 you advised us that you had found an English speaking Architect to assist you in drawing up plans etc.  At that time we thought that the Virus would be over soon and we would be able to get back there.  Obviously, it didn’t work out that way!  Anyway, we are hoping to get over in the next couple of weeks and we’re wondering if you are still able to help us with the name of the Architect that you used.  I look forward to hearing from you and hope you didn’t fall victim to the Virus.  Luckily we seem to have survived thus far.

Regards

Marie
